Property Description for 236 West 26th Street, 601/603

Authentic Loft Lovers Come see this Rare OpportunityTo Combine these 2 Work/live lofts creating a huge 4200SF Loft with 3 exposures & 35 windows
Bring your architect and create the loft home of your dreams from these 2 contiguous lofts for sale on the 6th floor at 236 West 26th Street, the infamous Capitol building. Too busy to combine them? The seller of the North and West corner, 603, will put them together for you and handle all of the filings, drawings, approvals and design for an additional fee.

They have joined forces and are offering their apartments as a combination which would create a huge loft spanning the front to back on the west side of the building, essentially half of the floor.

The first apartment,601, is an 1800sf south and west corner with a 65-foot southern wall of windows, one bedroom for $2.249M. Filled with sunlight it's very spare and modern and flooded with light. Its kitchen is gorgeous with a Subzero fridge, Wolf stove and tons of Carrara counter top space. Its bath is also top of the line and additional baths here are possible too.

The other apartment, 603, is the north and west corner, a 2 bedroom and 2 bath and about 2400sf and $2.499M. This apartment is more traditional with its layout. The front faces the north over the street and west over tops of buildings. Ceilings are high but were dropped to conceal the sprinkler system.

It's an easy combination: they connect at 601s kitchen wall. With minimal expense, they can easily be combined creating a 3 bedroom/3 bath without any changes to the room counts. For those who want more bedrooms, ie four bedrooms, it's an easy addition as per the attached Floorplan, labeled, combined Floorplan 601/603.

While 236 West 26th Street is a co-op building, attention: it's a flexible co-op which permits sublets, live/work, is pet friendly. The lobby is renovated with all of the original 1920s brass detail and terrazzo floors. There are 25 units, 12 floors, 3 elevator banks, a beautifully furnished roof deck with Empire State views, video intercom security and a fob controlled elevator. Basement storage is available and the building has a flip tax.

The building is conveniently located near Whole Foods, Trader Joe's and Fairway. In addition to this, Chelsea is home to some of the top restaurants, galleries, shopping and entertainment options. Also nearby are many subway lines. The entrance for the C train is just literally around the corner at 25th and 8th Avenue.

Maintenance is low and would total $3757, less than a dollar a foot.

Quick Profile

The row houses portray the world-class architecture of Greek Revival, Italianate and Georgian styles. The population is both ethnically and socially diverse, which is reflected in the restaurants and retail businesses in the neighborhood.

Western Chelsea is the center of the NYC art world, where you will find more than 200 art galleries housed in rehabbed factories and warehouses, as well as in newly-constructed buildings.

While people of many different cultures call Chelsea home, it has been a mecca over the years for people in the LGBTQ community. One census reported that as many as 22% of its residents were gay couples. Eighth Avenue is a trendy area for LGBTQ-oriented dining and shopping. Although it no longer draws the LGBTQ population that it once did, Chelsea still has many popular alternative bars.

Chelsea is primarily residential, consisting of a mixture of diverse complexes, low-rise apartment blocks, tenements, townhouses, renovated row houses, and luxury high-rises.

Chelsea is an interesting and sought-after place to live, with unique clothing boutiques, restaurants, and delis representing cultures from around the world. In addition to its quirky establishments, Chelsea has fine dining restaurants and a vibrant, hip nightlife, which adds to its allure.

Chelsea is well-served by public transportation. At least six city bus routes traverse Chelsea. There are three NYC subway routes with stops on Seventh Avenue, three on Eighth Avenue, and two more on Sixth Avenue. The 34th Street - Hudson Yards Station opened in 2015 with its main entrance in Chelsea.
