Property Description for 226-230 East 12th Street, 2-G

Pre-war East Village coop studio situated a gorgeous tree-lined block. This understated studio has classic prewar details such as an entrance foyer, roomy bath, ample closets and three separate windows, plus southern exposure in the living room. Located in the heart of the East Village, The Virginia Arms is a well-maintained pre-war co-op with a live-in super. Residents of this Art Deco elevator building enjoy access to central laundry, common storage and a bike room. The co-op has a new Westside Market and Basics Plus on the corner and is ideally situated just a five minute walk to Union Square, Whole Foods, as well as most transportation lines. Entertainment options abound in the East Village with movie theaters, off Broadway shows, Tompkins Square Park and a wide array of trendy and delicious restaurants. Pied a terres allowed. 58.5% tax deductibility on Maintenance Managing expectations is the key to saving everyone's time, and I promise to be completely upfront and honest in helping you decide if this is the right apartment for you - 1) If you are looking for an investment property to rent out this is probably not the one for you. This is a coop and the subletting policy is fairly standard. One year of residence, then two years of possible subletting to an approved tenant. No more than 2 years subletting out of every five. 2) There will be pictures, but this apt will not sell on pictures. The block, the building and the neighborhood are what is of most value here. As you can see from the floorplan it is a "cozy? studio, and while there are windows in kitchen, bath and main room, none have any view. The buyer for this apt will recognize that this is a great place to invest in NYC and have a place to live that will cost less than rent while they hopefully build equity for the future.

Quick Profile

The East Village has two distinct moods. By day, it is quiet and peaceful. Everyone is out and about, either working or relaxing at Tompkins Square Park, strolling or jogging along the East River, or hanging out in one of the subsets of cultural activity, such as St. Mark’s Place.

But then night falls, and the East Village comes to life, keeping the entertainment and nightlife going long after the other neighborhoods have called it quits for the night. People from all five boroughs flock to the dive bars and speakeasies, head for their favorite cafes and restaurants, or drop in to a music venue to listen to hot tunes or cool jazz and dance the night away. Don’t worry, you don’t have to “know somebody” to gain admittance to even the most popular venues. You won’t find velvet ropes, bouncers, or and a waiting list at the door of most places. Just walk right in and enjoy yourself.

Be prepared for the increased population during fall through spring, when NYU is in session. College students will be everywhere, contributing to the youthful essense of the neighborhood.
