Property Description for 138 West 17th Street, PH

RARE: Chelsea Penthouse Loft by internationally celebrated, Patrick Naggar, architect and designer. Beautiful design combined with high function and low maintenance is rare, anywhere. This unique Co-op penthouse perched in the midst of Chelsea, offers not only serene interiors but private outdoor space and private storage unit. Collaborating with the owners, Naggar used exotic materials and well-respected artisans, to transform this 3200 square foot box into a sensuous abode. A fifty-foot long wall of rift cut Anigré veneer runs the length of the living space opposite a wall of windows, proving a harmonious combination of the natural and man-made. A wood burning fireplace, eight inch wide plank Afromosia floors and natural light from above help feed the senses. The library is tucked away behind one of two nickel framed translucent glass doors and the bathrooms are individual gems. The kitchen resides in the center, recipient to all of the light and air this open space affords. Bedrooms are well-appointed ensuring privacy. Abundant light and unobstructed views are provided by 20 oversized windows, 5 skylights and all 4 exposures: North, South, East and West. Luxury as necessity is evident not only in the custom Yoga Wall but by attention to the details. Bathrooms are equipped with Lefroy Brooks hardware and honed marble. Von Morris hinges, including the Olive Knuckle, are de rigueur throughout. Chef Kitchen Gone Chic: the installation by bulthaup includes sleek glass backsplashes, stainless steel counters, sink and the large 46" vented hood. The ovens: steam, convection and standard are by Gaggeneau, stove by DCS. Appliances include Viking and Liebherr refrigerators, Miele dishwasher and the vented, GAS washer/dryer is LG Tromm. The 580 square foot rooftop terrace, with views of the Freedom Tower, has running water, lighting, speakers and music controls. The electric awning has a sensor that will close the shade if too windy. Perfect for a starry night, or sunny afternoon. Add to the master design and craftsmanship of this splendid home the perfectly framed Empire State Building, a distinguished beacon for the future owners. *This is an important property, Patrick Naggar interiors are intact from the massive wood wall to the master closet. *Shoes must be removed to enter apartment.

Chelsea | Manhattan

Quick Profile

The row houses portray the world-class architecture of Greek Revival, Italianate and Georgian styles. The population is both ethnically and socially diverse, which is reflected in the restaurants and retail businesses in the neighborhood.

Western Chelsea is the center of the NYC art world, where you will find more than 200 art galleries housed in rehabbed factories and warehouses, as well as in newly-constructed buildings.

While people of many different cultures call Chelsea home, it has been a mecca over the years for people in the LGBTQ community. One census reported that as many as 22% of its residents were gay couples. Eighth Avenue is a trendy area for LGBTQ-oriented dining and shopping. Although it no longer draws the LGBTQ population that it once did, Chelsea still has many popular alternative bars.

Chelsea is primarily residential, consisting of a mixture of diverse complexes, low-rise apartment blocks, tenements, townhouses, renovated row houses, and luxury high-rises.

Chelsea is an interesting and sought-after place to live, with unique clothing boutiques, restaurants, and delis representing cultures from around the world. In addition to its quirky establishments, Chelsea has fine dining restaurants and a vibrant, hip nightlife, which adds to its allure.

Chelsea is well-served by public transportation. At least six city bus routes traverse Chelsea. There are three NYC subway routes with stops on Seventh Avenue, three on Eighth Avenue, and two more on Sixth Avenue. The 34th Street - Hudson Yards Station opened in 2015 with its main entrance in Chelsea.
