Property Description for 20 Greene Street, 2-AB

A perfect evening- start the night off with a Caipirinha at Mercer Kitchen; swing over to Balthazar for a great meal; head on over to Le Poisson Rouge for some good music; follow up with a nightcap at Cipriani Downtown; and then a quick hop home without taking a cab, subway or private car. You can do all that and more if you live right here, in this breathtaking and centrally-located to be combined 5,400-SF SoHo loft. Whether you're a fashion executive, publicist or investment banker, these two grand lofts, to be combined into one eye-popping floor-through trophy home, epitomize the hip and trendy lifestyle that you've always dreamed of. 20 Greene Street is located in the heart of SoHo, one of New York City's most chic and fabulous neighborhoods, within walking distance of NoLita, Tribeca and numerous high-end boutiques such as Balenciaga, Louis Vuitton, Saint Laurent Paris and Tiffany. You can bounce from the Mercury Lounge to Osteria Morini to Irving Plaza with nary a missed beat. Enjoy an eclectic array of fine arts and global creativity at one of the many nearby galleries: The Drawing Center, Artists' Space, Ronald Feldman and The Swiss Institute are all within one block. The loft is the embodiment of SoHo's energy and historic legacy. The cast iron building in which it is located was originally designed and constructed as a warehouse in 1880 by architect Samuel Warner and converted to condominium in 2000, offering the homeowner ornate pre-war architectural qualities not often experienced in other city dwellings. 13'10'' ceilings and 10-foot high windows create a luminous and grandiose entertaining canvas. The soaring walls are perfect showcases for works of art of all sizes. The first master bedroom with an en-suite bathroom and custom walk-in closet is the size of most studio apartments. The second bedroom is light and bright and its en-suite bathroom features a glass-enclosed shower and a massive tub that can hold two. The third and fourth bedrooms are also large with plenty of closet and storage space. There are two laundry rooms (yes, rooms!), two brilliantly-designed open kitchens, and also a separate pantry/office room. A keyed elevator and private landing welcome all to this mega home. A little icing on the cake: there is a deeded storage room in the basement which is also included in the sale, measuring approximately 150 square feet! While SoHo is the epitome of cool living, it is practical: there are thirteen subway lines and four bus lines running through the neighborhood. Style, space and creativity thrive at 20 Greene Street. Make it yours..

Quick Profile

Famous for its art galleries, designer boutiques, cobblestone streets and cast-iron architecture, SoHo has always been full of buzz - wowing both tourists and locals alike. It’s rich with history (more so than most neighborhoods). So, whether you’re a computer nerd, serial shopper or foodie, you’re guaranteed to find something exciting to do in this storied neighborhood.

SoHo is bounded by Houston Street to the north, Canal Street in the south, 6th Avenue to the west and Crosby Street on the east.

The neighborhood has gone through many ups and downs over its long history. Enough to make a voluminous history book. When the Dutch discovered Lower Manhattan, they came across indigenous people living on the island. Technically, the American Indians were the first Manhattanites and then the Dutch moved in making them the second original Manhattanites.

After the Civil War ended, the west side of Lower Manhattan flourished because the shipping routes changed. Textiles and the need for all types of products increased. Warehouses and large lofts were built and replaced farmland to accommodate the commerce. Many of those buildings are still standing and give SoHo its unique character and charm.

The bustling commerce eventually stopped and in the mid 1800’s, well-to-do families began moving into SoHo. They built exquisite buildings, many of which are characterized by their cast-iron facades. Soon after it became residential, theatres, music halls and eateries followed. The wealthy eventually left and the once prosperous district began another decline.

The 1960’s marks SoHo’s most definitive period. City planners lost their bid to build a major highway that would level a portion of the neighborhood and many historic buildings. After their failed attempt to revitalize SoHo, artists quickly moved into the empty lofts and warehouses. Some legally, and other move-ins, not so legal. The city turned a blind eye. Artists of all mediums working from their new creative spaces created a ripple in the art scene. It was such a ripple that the well-to-do uptown crowd started buying their art and hanging out with them. The uptown folks eventually moved into the neighborhood and began buying up the lofts and warehouses. As soon as the word spread, up went the property values and the rest is history.
