Property Description for 730 Fort Washington Ave, 2-E

This 2BR/1Bth is well-positioned in the twin-building co-op, being sheltered from the brunt of nor'easters and completely insulated from avenue traffic noise. Views are chiefly (through 5 of the 11 windows) South to the central garden (trees, bushes, plants, flowers) plus one view from the sunken living room (still with its wrought iron railing), across the Broadway valley (200 feet below), to the sunrise and one from the Master Bed Room to the sunset. The original golden-honey toned floors are in excellent condition, especially the lovingly-designed basket-weave pattern in the dining foyer, where the built-in bookcase is, and in the living room which has a three-window corner. All the furnishable rooms have wonderful three-level crown molding. Original Closets are double depth in the dining foyer and the hall, and double width in the MBR .... ... ... ... ... ... Recently Gut-Renovated Kitchen and Bathroom: ... ... ... ... ...The Kitchen features a driftwood pattern ceramic tile floor and custom-built cabinets -- six double-door and 2 single-door -- with self-closing white doors. Inside are 24 shelves with more than 60 square feet of space for pantry, pots & pans, and dishes. One nice touch is soffits that bring the wall out to the edge of the cabinets: no need to ever clean the tops! Horizontal surfaces are 1 1/4 inch-thick seamless marble. The sinkstand is 56 inches wide and 25 inches deep, with a 10 1/2 inch bowl and extendable universal spout, stream or spray upon press of a button. The lower part of the walls have white mini-subway tile, edged with fashionable splash tile, and the upper part and ceiling are finished in a custom-mixed ash-gray acrylic paint. All the appliances are smudge-free stainless steel by Frigidaire. Left of the window sits the dishwasher (not yet used) and the range (with pristine oven) is topped by a filter-and-light shelf with a large (not yet used) microwave above it. On the right, the 22 cubic foot refrigerator is a side-by-side (separate door for the freezer) flanked by a 4-foot 2-inch wide countertop, more than 2-feet deep. ... The Bathroom has white subway tile walls edged in the classic art deco "pinwheel" design. The windowsill and sink surface are inch-thick black marble. A huge medicine cabinet on the wall above the sink, is mirrored outside and inside. Above it is a twin-lamp art deco lighting fixture (with modern cool fluorescent bulbs). The white Kohler porcelain bathtub has low-rise 14-inch sides (easiest for both youngsters and oldsters), a slip-proof bottom and a right-angle sunflower showerhead. The white Kohler Bold tank has replaced the original flush-o-meter. Flooring is 2x2" matte black squares, installed with gray grout. ... ... ...... ... ... Other rooms are fitted with inch-thick seamless white Carrara marble window sills and the entire apartment is newly-painted in various off-white tones. ... ... ...... ... ... The Master Bedroom has a three-window corner and includes custom-built closets on either side of the queen-size bed area plus an overhead storage cabinet providing pull-string reading lights. The second bedroom, at the north end of the apartment, is smaller but even so a queen-size bed can fit in with space to spare or, alternatively, it may serve well as a nursery, a kids room, a guest room, a computer / communications / entertainment room or a home office. It has, for any storage purpose, a large 5' x 7' x 8' walk-in closet with an large upper shelf.... ... ... The electrical system has been upgraded and the panel box has 12 circuits.

Hudson Heights | Manhattan

Quick Profile

Shhh… It just might be one of New York City’s best kept secrets. It’s got a little more space and some affordability. It offers multiple parks, river views, great ethnic restaurants and according to residents, a sense of community.

Hudson Heights, an enclave of Washington Heights sits on a plateau atop a bluff overlooking the Hudson River. It’s inhabited by resident locals who have lived in the neighborhood for decades as well as artists, actors, young families and the newly arrived, all searching for more bang for their buck.

Like many neighborhoods in New York City, this section of Washington Heights was renamed by real estate brokers looking to attract a variety of people and distinguish the area from the greater Washington Heights neighborhood. Hudson Heights is bounded by the Hudson River to the west, Broadway to the east, 173rd Street to the south, and Fort Tryon Park to the north.

Walk through the neighborhood's tree-lined streets and you’ll quickly see its prewar charm that dots the neighborhood. Architectural details like Gargoyles, turrets and Gothic style aesthetic are on full display. And we can’t forget the healthy mix of Art Deco and European Tudor Revival either. It’s like a case study in 20’s, 30’s and 40’s architecture right before your eyes.
