Property Description for 368 West 117th Street, 1-E

Two Bedroom apartment located just off of Morningside Park in booming West Harlem. This spacious, pin drop quiet apartment is great as a primary residence. It is a two bedroom duplex giving it a homey feeling with a sunny living room that has ample room for a separate dining area. It overlooks the quiet, beautifully landscaped garden and has a large open kitchen with tons of counter space, great for cooking and a dishwasher to make clean up easier. There are two full bathrooms, hardwood floors, amazing closet space, high ceilings, and a washing machine with room for a dryer. The huge master bedroom is on the lower level with beautiful views of the courtyard and even more storage space that includes a walk-in closet and 2 additional hallway closets. The second bedroom is the size of many master bedrooms and is large enough to fit a queen size bed with room to spare. Entry to this home is on a high first floor, so it is not at street level. The low common charges can't be beat and because of a tax abatement, there currently are no taxes. The apartment comes with a dedicated storage area and the beautifully maintained building has a live in super, bike storage, a community room and is pet friendly. Subletting is not permitted. Values in Harlem are fast increasing so don't be the one who missed this great opportunity to buy a large apartment at such a great price. Come and live across the street from Morningside Park and just one and half blocks from Frederick Douglass Boulevard where you can find outstanding restaurants, shopping, many buses and good subway transportation. And if Columbia University is your destination, it is just across the park.

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
