Property Description for 270 Court Street, 4

This SIX Room ,TWO Bedroom + Den (off the living room ) is fashionably " modern " with sophisticated lighting fixtures that caught my attention . Approximately 1500sqft makes this a real find ! The light is incredible with a DININGROOM + EAT-In Kitchen with 2 exposures . This quiet Loftlike Cobble Hill gem has 7 windows for your plants to thrive. The owner is meticulous and he designed this beautiful Condo/Coop Quality apartment with lots of thought and care . This gem has wonderful scale as you'll discover, with a fabulous rectangular dining room that will catch you by surprise ....yes it's very special so enjoy it year round with family+ friends you'll gather and entertain . The " IN APT " storageroom and many custom closets are a rare treat and tremendous perk . Absolutely pristine oak floors cover the entire rental except for the kitchen .Live in the epicenter of BOCOCA ;the restaurant , cafe and food shopping scene is well known . Enjoy the smaller award winning family run favorites or explore our Trader Joes or Union Market just a few blocks away ;your choices are endless + incredible I might add. The quick walk to Boro Hall and the #trains will also not disappoint or catch the F train and connect to the A train also so close by. I mentioned earlier that the apartment is very loftlike ; please take advantage of the wall space as your ART will thrive here too ! I also mentioned the terrific CLOSET and STORAGE space and do so again because its so nicely designed for comfort ; an atypical rental custom built and it shows . I suspect it will exceed your expectations . The wonderful EAT-IN Kitchen with great light is a chefs dream ; it has nice appliances including an oversized refrigerator and yes a D/W as well . Bring all that gear you never thought there would be room for ...even the surfboard or bikes will fit in a large STORAGEROOM ! The start date can be April 1 or April 15th and the renter is responsible for heat + hot water . Remember this unit gets lots of sun . This is a truly happy apartment you will enjoy coming home to again and again ; your neighbors are also very respectful .One cat o/a .Rental references for this rare find must be solid . A credit history ,landlord references with proof of rent payments and additional financial disclosure are requested by the owner . Exceptions are possible with very strong financial disclosure but landlord references are something this owner would like . I look forward to showing you a rental I am very excited to represent .

Cobble Hill | Brooklyn

Quick Profile

The neighborhood now known as Cobble Hill was originally settled by Dutch farmers in the mid-1600s. Tucked along the East River, in the heart of Brooklyn, Cobble Hill is known for its welcoming, leafy streets, independent mom-and-pop shops, and 19th century brownstones.

Most of Cobble Hill lies within an historic landmark district, and building heights are restricted to 50 feet, which helps maintain its 19th century atmosphere. Building owners will often split the use of their four- or five-story buildings, occupying several of the top floors and renting out the ground floor as apartments or, conversely, occupying one or more of the lower floors and renting out the top floors. New construction and alterations to existing buildings in the historic district require approval by the New York City Landmarks Preservation Commission, which helps maintain the historic character of the Cobble Hill neighborhood.

Although most housing in Cobble Hill consists of traditional brownstones and brick townhouses,, you will also find churches that have been converted to condos, carriage houses that have become luxury apartments and Victorian school houses that have been converted into lofts.

Court Street and Atlantic Avenue are the main commercial streets in the neighborhood. You will find popular Middle Eastern restaurants on Atlantic Avenue. Court Street is home to casual restaurants, many with outdoor seating, relaxed cafes and hip bars.

Many young professionals and families live in the brownstones, townhouses, and single-family homes that line the leafy streets. Cobble Hill is a great place to live if you work on Wall Street, as you can walk over the Brooklyn Bridge to work.
