Property Description for 15 East 26th Street, 15-D

Situated steps away from the prized Madison Square Park, this rarely available, oversized one bedroom/2 bathroom home offers a level of sophistication only associated with 15 Madison Square North. Timeless elegance and space, coupled with location, set this chic, loft-like residence apart. Phenomenal eastern and southern light bathes the apartment through generous, deep-set windows that flank the great room and master bedroom. The property offers Brazilian walnut floors and nearly 12-foot ceilings that distinguish this home from the standard fare. One arrives into an entry foyer that leads into the living/dining space featuring a desirable open concept kitchen. The kitchen is designed by Italian designer Arclinea with top of the line appliances, including a Sub-Zero refrigerator and freezer, Viking range, and Miele convection oven and dishwasher. Custom white marble and quartz counter tops further complement the space, along with an over-the-stove pot filler and under-counter wine refrigerator. The oversized master bedroom en-suite offers a fully outfitted walk-in dressing area with beautiful custom closets. Both bathrooms are spa quality, and are adorned with Waterworks fixtures, custom marble, and Ann Sacks custom tiles. The master bath also includes a Cambridge soaking tub and a generous enclosed walk-in shower. Additionally, the apartment is outfitted with a washer/dryer that vents out. The residence comes with storage and an 100-bottle wine locker within the building's temperature-controlled wine cellar. Built in 1912, the neoclassical building was converted to a condominium in 2008 and offers full-time door staff, a landscaped residence terrace, a fully equipped 2-story gym, a children's playroom, and a bicycle room. The common charges are $1,565 with a current monthly capital assessment in effect in the amount of $599 and a current monthly reserve assessment in effect in the amount of $25 for a total monthly amount of $2,189 as reflected above.

NoMad | Manhattan

Quick Profile

NoMad, North of Madison Square Park, is a rectangular swath of land that is bordered by East 25th Street to the south, East 29th Street to the north, Sixth Avenue to the west, and depending who you ask, Madison or Lexington Avenue to the East. It’s had its acronymed name for over two decades but not every New Yorker calls the neighborhood NoMad.

Historic architecture, trendy hotels and restaurants and high-priced apartments - NoMad wasn’t always the coveted neighborhood that it is today. It’s gone through many transformations over the years. Including a red light district known as the Tenderloin in the 1880’s. It was a popular shopping destination and a place where high society held court in the mid 19th century. It was part of New York City’s Silicon Alley in the 1990’s.

As of lately, world class chefs and restaurants have moved into NoMad. It’s tied with Midtown Manhattan for having the most Michelin stars (six stars to date). Besides NoMad’s architecture, nightlife, and restaurants, we can’t forget the added perk of being close to other great neighborhoods and cultural institutions. NoMad’s central location makes it easier to get just about anywhere in the city. You can walk to Chelsea, West Village, Union Square or Grand Central Station in no time at all. The N, R, 1, 6, B, Q, F, and M are very close or just a few blocks away. Penn Station is also within walking distance.
