Property Description for 106 West 116th Street, 12-B

JUST LISTED!

Light and Airy with Gorgeous Park Views!

THE VIEW
From every room of this bright, breezy, south- and west-facing apartment, you'll gaze at the verdant forest of Central Park North and the shimmering Midtown skyline beyond. In winter, you'll wake to the sunrise reflected in the windows of Morningside Heights, and wonder as the city disappears in dancing snow. In the summer, you'll watch as thunderstorms blow across Manhattan, and red-tailed hawks soar above the park. Stand on your balcony at night and gaze at the stars and planets, or the intricate, colorful lights of the skyscrapers, and listen to the buzz and bustle of the greatest city in the world.

THE APARTMENT
The layout of this clean, modern space puts the bedrooms to either side of the apartment. Each bedroom has its own full bathroom and walk-in closet. The living room opens onto a 48 square foot south-facing balcony at one end, an open-plan kitchen and dining area at the other. The kitchen is furnished with stainless-steel appliances, durable granite countertops, and wooden cabinets. Just off the west bedroom is a laundry room with a full-size, front-loading washer and dryer.

THE BUILDING AND AMENITIES
Graceline Court Condominium, built 2008, is at West 116th Street and Lenox Avenue in vibrant and historic South Harlem. Its central location makes it convenient to 3 major subway lines (2/3, 4/5/6, A/B/C/D), many busses, MetroNorth, Central Park, Morningside Park, Columbia University, the 125th Street commercial corridor, and the Upper East and Upper West sides of Manhattan. Times Square is just 10 minutes by subway. For families, there are beautiful, new neighborhood playgrounds, a nearby library, lots of local shops, coffee houses, and restaurants, and an abundance of schools, public and private.

Building amenities include an exercise room, a garden patio, and a large 6th floor terrace. The apartment has its own storage cage in the cellar. There is a new video intercom for guest reception, and a secure virtual doorman to accept packages and other deliveries. The building is family and pet friendly, well-managed, and there is a full time super. Gas, heat, and water are included in common charges.

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
