Property Description for 497 Manhattan Ave, 2

Spectacular 2 Bed/2 Bath Condo Floor-Thru in South Harlem

Located on the third floor of a 30-foot wide, 3-unit non-elevator condominium, this extremely special 1,460 square foot 2 Bedroom/2 Bath is offered for sale for the very first time. Unlike anything else in South Harlem, this gorgeous floor-thru apartment with 10 foot ceilings features a gracious entrance foyer preceding a spectacular loft-like, west-facing Great Room with four large windows overlooking the lush gardens of the adjacent townhouses. The Great Room also looks out on an amazing "living wall? which flowers, blooms and changes colors throughout the year. The kitchen, which could easily be opened up to the living room with a large center island, has plenty of storage and functional white appliances. A lovely, windowed alcove off the Great Room makes for a great home office, library or reading nook.

The expansive, east-facing master bedroom suite includes an elegant entrance foyer, a large square bedroom that easily accommodates a king-sized bed, a spacious grey and white tile master bathroom, a customized 40 square foot walk-in closet plus a linen-closet. The second bedroom is remarkable in that its nearly the same size and shape as the master bedroom and has a large double closet. A full second bathroom finished in grey and white tile is situated just ouside the second bedroom and adjacent to the foyer. Additional features of the home include beautiful solid oak floors, a double coat closet and an enormous PRIVATE STORAGE UNIT in the basement (9-2 x 9-1 ft.). While the building has a washer/dryer in the basement, a WASHER/DRYER can also be installed in the unit.

497 Manhattan Avenue is a pet-friendly, self-managed, boutique condominium with a video-intercom buzzer system. Apartment 2, which is located up two quick flights of stairs, is the only remaining sponsor unit in the building.

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
