Property Description for 326 Melrose Street, 1-A

First resale in the best condo building in Bushwick! Don't miss your chance to buy in an exceptionally well-run and maintained 8 unit building with approximately 20 years remaining on a 421-A tax abatement. Ultra low common charges and taxes make this a perfect unit for the investor or first time condo buyer. Straddling the hottest parts of East Williamsburg and Bushwick, and an easy walk from the Morgan L train stop, you enter this duplex apartment to 9.5-foot high ceilings, wide plank hardwood floors, and a huge expanse of windows. On the main floor you'll find an open floorplan. Your kitchen is designed with Quartz countertops, Bosch cooktop, oven and microwave. Dishwasher? Check. In the main bathroom you'll find a Kohler deep soaking tub, Vitra sink, Hansgrohe fixtures, and tasteful designer tile. Follow the stairs to the sleeping area (technically the city calls this a studio) and you will find a large, inviting room with high ceilings, large windows and a small outdoor retreat perfect for a little morning coffee. Your half bath on this level is an added level of convenience. Doing laundry in your in-unit washer/dryer is easy, and a walk in closet is a wonderful bonus. There's central heat and AC with a Nest Thermostat to keep you comfortable and an individual unit hot water heater so you never have to worry about a cold shower. The neighborhood is jam packed with exciting restaurants, bars and galleries. Maria Hernandez park is a short walk, with a great running path and dog park. The L train will get you to Union Square in 11 minutes and Bedford Avenue is even closer. Exclusive Listing provided by Douglas Elliman. Jordan Pryce Levitt Exclusive Broker/Owner [email protected]

Bushwick | Brooklyn

Quick Profile

As one of the most diverse neighborhoods in New York, Bushwick offers a perfect snapshot of just how multicultural the city is. Long-established as an amalgam of cultures and ethnicities, a wave of varying types of immigrants trickled in from the seventeenth to twentieth centuries, with Bushwick largely becoming a home to Hispanics of Puerto Rican and Dominican backgrounds by the latter part of the twentieth century.

With the Bushwick Initiative of the mid-00s that aided in revitalization, it became an attractive area to young professionals and artists. And even now, Bushwick has sustained affordable rent prices where other North Brooklyn counterparts, like Williamsburg and Greenpoint, have become more expensive. Priding itself on the weird and the wacky, numerous art collectives thrive in this part of Brooklyn, once famously named the seventh coolest neighborhood in the world by Vogue.

Though it has drawn in many tourists in recent years (there’s even a graffiti tour you can take from the Bushwick Collective), the neighborhood remains very much community-oriented, and has not been subject to quite the same sort of corporate infiltration phenomenon of its nearby Williamsburg environs.

But yes, of course, Bushwick has come a very long way from its 80s and 90s reputation as being “The Well,” a nickname given to it for its free-flowing and widely available amount of drugs (quantity over quality being the cliche applied here).
