Property Description for 326 Melrose Street, 1-B

This stunning duplex apartment spans 1130SF on two floors and features a wonderful mature garden oasis. Don't miss your chance to buy in an exceptionally well-run and maintained 8 unit building with approximately 20 years remaining on a 421-A tax abatement. On the first level you will find wide plank oak hardwood floors, 9'6" oversized ceilings, A kitchen with custom cabinets, quartz countertops and a large peninsula. The chef in you will appreciate the Bosch cooktop, oven and microwave while Fisher & Paykel refrigerator guarantees your beer stays cold. No other development in Bushwick features appliances of this quality. The open floorplan continues with the living room, where a wall of glass serves to frame the incredible outdoor space, but let's come back to that... We continue the tour with your main bathroom, cloaked in designer tile and Kohler and Hansgrohe fixtures and porcelain, including a deep soaking tub. A fully vented, gas washer and dryer are enclosed in a closet, no airing of dirty laundry here. The upstairs bedroom can serve perfectly for guests, children or an office, but you'll want to claim the lower level for your main sleeping space. Heading downstairs, you'll find a massive master suite. Now according to NYS rules, we can't call the lower level a bedroom, but you'll find the expansive windows and private outdoor space help to create a warm and sunny "sleeping suite" . There is also a half bath for your convenience. And finally....The garden. Architecturally designed, and perfectly implemented, the rear garden features a combination of pavers and Trex wood decking, with varying levels, a pergola for shade and a dedicated area for use as an outdoor kitchen.

Bushwick | Brooklyn

Quick Profile

As one of the most diverse neighborhoods in New York, Bushwick offers a perfect snapshot of just how multicultural the city is. Long-established as an amalgam of cultures and ethnicities, a wave of varying types of immigrants trickled in from the seventeenth to twentieth centuries, with Bushwick largely becoming a home to Hispanics of Puerto Rican and Dominican backgrounds by the latter part of the twentieth century.

With the Bushwick Initiative of the mid-00s that aided in revitalization, it became an attractive area to young professionals and artists. And even now, Bushwick has sustained affordable rent prices where other North Brooklyn counterparts, like Williamsburg and Greenpoint, have become more expensive. Priding itself on the weird and the wacky, numerous art collectives thrive in this part of Brooklyn, once famously named the seventh coolest neighborhood in the world by Vogue.

Though it has drawn in many tourists in recent years (there’s even a graffiti tour you can take from the Bushwick Collective), the neighborhood remains very much community-oriented, and has not been subject to quite the same sort of corporate infiltration phenomenon of its nearby Williamsburg environs.

But yes, of course, Bushwick has come a very long way from its 80s and 90s reputation as being “The Well,” a nickname given to it for its free-flowing and widely available amount of drugs (quantity over quality being the cliche applied here).
