A beautiful mix of old world craftsmanship and modern additions, this huge duplex will feel like home the minute you walk in. A sprawling, open front room leads into your formal dining room with coffered ceilings, a large bay window and original plaster filigree ornamentation. Off the dining is the modern kitchen with stainless steel appliances (including dishwasher) which leads to the real gem: the new private, south facing deck! Perfect for barbecues or early morning coffee overlooking your huge backyard.

Upstairs are your four bedrooms -- two huge King size with walk-in closets, two full sized that are light and lovely! the antique stained glass skylight brings tons of natural light ito the interior, and the one in the bathroom does the same.

Downstairs is the common area, you have a mudroom entrance, perfect for bikes, strollers and storage, plus there's a washer dryer hookup for your convenience -- what more can you ask for?

As mentioned, the location is amazing: Bay Ridge is quickly becoming the last "secret" neighborhood people are whispering about. 116 72nd is currently zoned for PS 102 ( a Top Pick of Inside Schools.org) The new Express Ferry and Express bus make commuting to midtown Manhattan a snap. Dining is top shelf: Old school eateries like Chadwick's Steak & Seafood, or Vesuvio's red sauce Italian, mix with newcomers The Coop (a craft beer pub that has a kids play area in the rear) and The Pearl Room. International cuisine is plentiful and varied: Polonica and Elia for Polish eats; Ho'Brah serving California tacos; Arirang Hibachi & Sapporo for Japanese; Tanoreen for Mediterranean; and of course, plenty of Italian style restaurants.

Bay Ridge | Brooklyn

Lush front yards and trimmed hedges are pretty common in Bay Ridge.

Quick Profile

Bay Ridge is an old-world neighborhood neatly tucked into the southwest corner of Brooklyn within the shadows of the Verrazano Bridge. The neighborhood is encircled by the Belt Parkway along the shore line and the Gowanus Expressway inland.

Bay Ridge, long known for its generational pull, has historically been home to a diverse number of ethnic groups. While the area is flush with people of Irish, Italian and Greek descent, these ethnic communities have been joined by larger numbers of new groups, including people with Russian, Polish, Asian and Middle Eastern backgrounds. The Arab American community today in Bay Ridge represents the largest concentration of Arab Americans in New York City.

For many years, Bay Ridge and its waterside location, would attract the affluent. But most of the mansions that once lined Shore Road are long gone and have been replaced by six-story apartment buildings.

Aside from the low-rise apartment buildings, the neighborhood pretty much consists of one and two-family homes. Lush front yards and trimmed hedges are pretty common here.

Current zoning and limitations on building heights restrict any out of the norm development. At present, the future beholds small development on some of the commercial strips and teardowns of older homes for smaller residential projects.
