Property Description for 697 Monroe Street, 3

**Please view our virtual tour**

Welcome Spring from your brand new condo, carefully converted from a stately brownstone on a timeless tree-lined street in Brooklyn. 697 Monroe Street blends Bed-Stuy's pre-war aesthetic with modern luxuries such as central heating and cooling, washer/dryer, blow out wall of windows, and space-efficient layouts. The appliance package includes Bosch, Liebherr, Bertazzoni, Electrolux, and Sharp; icons of German, Italian, and Swiss craftsmanship. Details such as copper Emtek hinges and doorknobs and hand-painted Moroccan accent tiles provide this building with just enough personality to make you feel right at home. Love every aspect of your new home, and enjoy hanging out on your stoop and chatting with your neighbors.

Unit 3 is a 2 Bedroom / 1.5 Bath with an amazing living/dining area looking over the open kitchen. Southern-facing bedrooms let in steady direct light. The full bath has Jack and Jill access to the master, and the half bath has the washer/dryer tucked in the closet. An incredible apartment priced below what you would expect.

697 Monroe Street is located 2 avenues from the Gates Avenue J and Z train. The A and C train is also located to the South. Local hot spots include Saraghina, Le'Antagoniste, Lunatico, Toad Style, Manny's, and The Wilky. When you're done viewing the apartments, grab a latte at Cup of Brooklyn or Cafe on Ralph, or perhaps some ink at Black Sheep Tattoo.

This is not an offering. The complete offering terms are in an offering plan available from the sponsor. File No. CD-17-0282.

Quick Profile

Known for its historic brownstones and tight-knit enclave, Bed-Stuy has increasingly left behind its early reputation for being a “bedroom community” and transcended into a highly desirable neighborhood.

Distinct for its aesthetic, it is populated with ornate buildings characterized by cornices, friezes, finials, fluting and other marks of classic architecture. Built up during the period from 1870 to 1900, its historic district runs to the north of Jefferson Avenue, to the east of Malcolm X Boulevard and to the west of Tompkins Avenue.

At one point known as “Brooklyn’s Little Harlem,” the shape of the area has shifted toward attracting a wider demographic of people thanks to the influx of bars, restaurants, antique furniture stores and vintage boutiques. More police enforcement paired with the decline of the crack epidemic at the beginning of the 2000s also opened the door for increased development, as well as the occupation of formerly abandoned buildings and spaces.
