Property Description for 10 Sherman Street

Old World Beauty on a Premier Block - 10 Sherman St

Located on one of the most picturesque blocks in Windsor Terrace, 10 Sherman Street has all the hallmarks one looks for in a Brooklyn Limestone. Currently configured as a two family, this home features three full floors of living space, a full basement waiting to be finished, a lush South facing garden and original Italianate details throughout.

Entering through the double leaded glass panel doors, the vestibule features original plaster filigree work, hand-set mosaic tile flooring and "egg & dart" adorned pediments. The original Hall Tree stand is truly something to behold - carved Dragon head arm rests are paired with fluted moulding and the silvered back mirror, hinting at what's to come. Parquet flooring with alternating cube and ribbon borders are here and on all floors. Pass through the 8 foot Mahogany pocket doors into the expansive Main Parlor of the house, where you will find an abundance of light flowing through the front bay windows. Soaring barreled ceilings and an ornate floor-to-ceiling mirror with Ionic columns have all been kept and preserved. Both the front and rear parlors are separated by more 5 panel, mahogany double doors. The rear parlor, currently used as a bedroom features beautiful views of the south facing garden.

The traditional Townhouse layout has the kitchen on the garden level with direct access to the sun splashed garden -- perfect for hosting outdoor barbecues and dinner al fresco. The spacious kitchen and open floor plan make entertaining easy, as you can comfortably navigate from the front living room, to the dining room and kitchen. And for your convenience, the first of three full bathrooms is on this level, perfect for those backyard picnics with friends.

The top floor and stairwell are lit by a stunning stained-glass skylight. Currently laid out as an income producing two-bedroom apartment, it can easily be integrated into the rest of the house to fit a family desiring more space. The front room with original picture moulding and turned wood mantel fireplace affords tree-top views through the fluted framed bay window, flooding the room with morning light. The rear bedroom overlooks the garden and glows orange as the sun sets over the rooftops.

The cellar is large and dry, ready to be converted into a fitness center, wine cellar, or a recreation room.

Located in the heart of the neighborhood on Sherman between 10th and 11th Avenues, you are minutes to all the new and established shopping/dining Windsor Terrace has to offer. Krupa, Brunswick, Double Windsor, Farrel's, Connecticut Muffin and Dub Pies are just a few of the choices that are a short stroll over. Newly opened Nitehawk makes movie night out easy. Prospect Park is two blocks away with so much to offer, whether you like running, quiet walks, biking or music: move-in in time to enjoy the successful Summer Stage events. Commuting is a snap: the 15th Street/Prospect Park Station (F and G trains) is two blocks away.

This lovingly cared for home is on THE premier block in Windsor Terrace, call to make an appointment today.

Windsor Terrace | Brooklyn

Quick Profile

The tiny, comma-shaped neighborhood of Windsor Terrace is bookended between two of Brooklyn’s largest green spaces, Prospect Park and the massive Green-Wood cemetery. Aside from the presence of the Prospect Park Expressway, which dissects the neighborhood in two, this residential community offers a suburban sensibility with its tree-lined streets, low volume traffic and the low height character of its streetscape.

Many homes in the area are low to the ground, lending a suburban feel to the neighborhood, and the area has been down-zoned to maintain its low-rise appeal and character. There are plentiful brick row houses that have very low turnover. If you are lucky enough to buy or rent one, you tend to hold on to it. There are also small apartment buildings, private homes, condos and multi-family homes in a wide price range

There is commercial development along Prospect Park West, Fort Hamilton Parkway and Prospect Avenue, but even these new stores and restaurants are mostly family-owned and operated, maintaining the small-town charm. The pace of life is slower. The schools are good, which is a big draw for families with young children. The people are friendly, which gives a real sense of neighborhood and community to Windsor Terrace.
