Property Description for 185 Prospect Park Southwest, 702

Happiness awaits in this newly renovated, top floor Junior-4 with direct views of Prospect Park! Bathed with light from every window, you'll find your enormous living room and separate dining area to be the epitome of calm. The entire apartment has been redone, boasting fresh flooring, modern stainless steel kitchen (GE 5-burner range; Bosch dishwasher; Frigidaire Gallery Refrigerator) with Carrara marble countertops and backsplash, and a sleek, modern bathroom. Your King-sized master bedroom also faces the park and boasts excellent storage. Other goodies include brand-new through-the-wall air conditioners (no blocking that view!), five closets, exceedingly reasonable maintenance and dimmers on all the light switches. The unit easily converts to a 2BR; please see proposed 2BR floorplan and consult your architect for confirmation if desired. However, other lines in the building have done it so the precedent is there!

Located on a serene and quiet Windsor Terrace block, 185 Prospect Park Southwest is a well-kept co-operative comprised of just 58 apartments over seven floors. Building amenities include a terrific live-in super, common backyard garden, elevator and laundry room. Sublets are permitted with board approval after two years of occupancy, and may sublease up to a total of four (4) years throughout their ownership. Bring your pets! The building is a short walk to all sorts of fine dining in Windsor Terrace and Park Slope, the new Nitehawk cinema on 15th Street, and the F train (around 4 blocks away). Windsor Terrace | Brooklyn

Quick Profile

The tiny, comma-shaped neighborhood of Windsor Terrace is bookended between two of Brooklyn’s largest green spaces, Prospect Park and the massive Green-Wood cemetery. Aside from the presence of the Prospect Park Expressway, which dissects the neighborhood in two, this residential community offers a suburban sensibility with its tree-lined streets, low volume traffic and the low height character of its streetscape.

Many homes in the area are low to the ground, lending a suburban feel to the neighborhood, and the area has been down-zoned to maintain its low-rise appeal and character. There are plentiful brick row houses that have very low turnover. If you are lucky enough to buy or rent one, you tend to hold on to it. There are also small apartment buildings, private homes, condos and multi-family homes in a wide price range

There is commercial development along Prospect Park West, Fort Hamilton Parkway and Prospect Avenue, but even these new stores and restaurants are mostly family-owned and operated, maintaining the small-town charm. The pace of life is slower. The schools are good, which is a big draw for families with young children. The people are friendly, which gives a real sense of neighborhood and community to Windsor Terrace.
