Property Description for 100 Amity Street, PH2

One of two pinnacle duplex residences at The Polhemus, this architecturally distinguished 3-bedroom, 3.5 bathroom penthouse duplex residence features splendid water views from both living and dining areas. The eat-in kitchen offers a custom culinary island and adjacent floor-to-ceiling window with Juliet balcony. The living room is designed for memorable entertaining with one-of-a-kind oversized six-foot tall weight and chain double hung windows and a satin nickel detailed oak staircase leading to the nearly eight-hundred-square-foot private roof terrace. Additional enhancements include triple exposures, eleven-foot ceilings in the living room and bedrooms, a split configuration of the secondary bedrooms, and a master suite with two walk-in wardrobes.

Each individually tailored residence, designed by BKSK Architects, is appointed with exquisite finishes. The Parisian foyer with a paneled entry door is a prelude to the seamless, flowing layout with a loft-like great room. Timelessly stylish, the open chef's kitchen features custom millwork cabinetry with leather-wrapped Tanner's Craft nickel hardware. The fully integrated Gaggenau appliance package of refrigerator, freezer, five-burner gas cooktop, wall ovens, dishwasher and microwave is framed by honed Zebrino countertops with a glazed brick tile backsplash.

Reflective of the distinctively detailed facade, each bathroom offers an elegant composition of materials and textures. The luxurious, five-fixture master bath, draped in Volakas honed marble, features radiant heated floors with a Bardiglio mosaic border. The teardrop chandelier illuminates the custom oak vanity and the marble-framed bathtub. The defining aesthetic element of the secondary bath is the terrazzo floor. The incandescent powder room exhibits custom marble mosaic floors and a Waterworks "Henry? vanity. All baths feature Lefroy Brooks fittings.

This beloved Cobble Hill landmark, with a French Renaissance limestone and iron spot brick facade, is being restored and transformed into an intimate collection of exquisitely crafted residences paired with a first class, full-service amenity package. The arrival at this restored masterpiece is concierge attended and appointed with painted mirror glass walls, a restored coffered ceiling, and patterned marble floors that echo the facade detailing. The two-level amenity suite includes a paneled billiards library with a fireplace, a state-of-the-art fitness center, and a yoga atelier. The landscaped roof terrace soars above the historical brownstone neighborhood, which offers views of the harbor, bridges, and the Statue of Liberty. À la carte enhancements include indoor parking and private storage.

Cobble Hill | Brooklyn

Quick Profile

The neighborhood now known as Cobble Hill was originally settled by Dutch farmers in the mid-1600s. Tucked along the East River, in the heart of Brooklyn, Cobble Hill is known for its welcoming, leafy streets, independent mom-and-pop shops, and 19th century brownstones.

Most of Cobble Hill lies within an historic landmark district, and building heights are restricted to 50 feet, which helps maintain its 19th century atmosphere. Building owners will often split the use of their four- or five-story buildings, occupying several of the top floors and renting out the ground floor as apartments or, conversely, occupying one or more of the lower floors and renting out the top floors. New construction and alterations to existing buildings in the historic district require approval by the New York City Landmarks Preservation Commission, which helps maintain the historic character of the Cobble Hill neighborhood.

Although most housing in Cobble Hill consists of traditional brownstones and brick townhouses,, you will also find churches that have been converted to condos, carriage houses that have become luxury apartments and Victorian school houses that have been converted into lofts.

Court Street and Atlantic Avenue are the main commercial streets in the neighborhood. You will find popular Middle Eastern restaurants on Atlantic Avenue. Court Street is home to casual restaurants, many with outdoor seating, relaxed cafes and hip bars.

Many young professionals and families live in the brownstones, townhouses, and single-family homes that line the leafy streets. Cobble Hill is a great place to live if you work on Wall Street, as you can walk over the Brooklyn Bridge to work.
