Property Description for 40 Bleecker Street, 9-C

Spanning 1,093 square feet, residence 9C offers two bedrooms and two bathrooms, imbued with a timeless yet modern beauty and an authentic story of material and craftsmanship throughout. With expansive 10' coved ceilings that both reflect and absorb light, the versatile open layout encourages entertainment and leisure alike. Facing quiet, tree-lined Mulberry Street through generous windows that invite a balance of light and privacy, the luminous living room elegantly unfolds toward the impeccably tailored custom Ryan Korban-designed kitchen, merging refined detail with rich materials. Balancing the light warmth of Listone Giordano chevron French oak floors, a striking waterfall island crafted in hand-selected honed statuary marble is a sculptural work of art that serves as a meaningful focal point for the space. Elegant Italian cerused oak cabinetry with fluted bronze-hued glass and fluted SA Baxter burnished nickel hardware contrast beautifully with the kitchen's Brustalist-inspired features, including a book-matched stone hood. Miele appliances and Lefroy brooks accessories blend form and function for a sophisticated finish. The private master bedroom suite is an oasis of elevated calm designed for rest and relaxation. Chevron floors continue from the living spaces, while full-height windows invite ample light and a sense of spaciousness. Adjacent to the en suite walk-in closet, the master bathroom is a study in luxury. The tonal depth of honed Grigio Dove stone balances the cerused oak veneer paneling of Korban's custom double vanity, surrounded by reflective layers of mirror and glass that create space and magnify light. Chevron-patterned tiling in Calacatta moonlight statuary marble, Lefroy Brooks Kafka collection polished chrome fixtures, and reveals in the ceiling coves complete the dynamic and elevated ensemble. Directly next to the secondary bedroom lies a secondary bathroom elegantly appointed in Korban's meticulous symphony of edited yet expressive materials, textures, and tones. A discreet utility closet features an LG Washer and Dryer for the utmost in convenience, completing this exceptional residence.

A modern echo of its iconic surroundings, 40 Bleecker establishes a timeless presence within Noho, graciously revering the history, culture, and architectural details of the landmark New York neighborhood with a contextual yet contemporary design. Lead architect Ed Rawlings, AD100 landscape architect Edmund Hollander, and AD100 designer Ryan Korban in his residential condominium debut each take a nuanced approach to design, blending forward-thinking vision with a subtlety that seduces and intrigues.

Greenwich Village | Manhattan

Quick Profile

Birthplace of beatniks, Greenwich Village has always been a neighborhood bursting with creativity, home to artists, poets, musicians and writers. There is a lot of foot traffic in the neighborhood, as it gives convenient access to many other neighborhoods. There are a lot of popular eateries on MacDougal Street and bars on Bleecker Street. The neighborhood has a bit of a college-town feel, due to the presence of NYU. There aren’t large chain stores here, so it isn’t really a mecca for shopaholics, but you can find interesting vintage stores and specialty boutiques.

Available housing is centered on pre-war walk-ups. You can find good deals on the quieter, tree-lined side streets, as opposed to the bustling avenues. There are pockets of brownstones and townhouses, some dating back to the early 19th century, throughout the neighborhood, as well. You will find more luxurious housing in the newer high-rise buildings on Park and Fifth Avenues.

Washington Square Park is the heart of the neighborhood. If you sit near the Arch and close your eyes, you might catch an echo of the music and social history of the Park, floating through the air. Greats like Joan Baez, Bob Dylan, and Paul Simon started their storied careers right here in Greenwich Village. Today, the Village is a celebration of diversity, where everyone is welcome.
