Property Description for 240 Lexington Ave, 2

**AVAILABLE OCTOBER 1st** Bright and south facing, this townhouse triplex home offers an exceptional opportunity for both a family or shares. Fully renovated, it features 4 bedrooms, Master with en-suite, 2 full bathrooms, 2 laundry areas (off the master and in the basement), and private garden.

Totaling 2,160 interior square feet, with approximately 900 square feet of outdoor living space, this ivy laden home is located on a charming street within a two family brownstone and reflects the European taste level of its owner.
The loft like parlor floor of this 1800's decade house revolves around an open concept: From the expansive entertaining room, enter a chefs kitchen through custom doors inset with opaque glass panels, which offer separation when needed. The open kitchen is comprised of a Viking range with vented hood, dishwasher, and Fisher Paykal refrigerator, along with a plethora of cabinetry. A wide private deck is conveniently accessed from the kitchen, stepping down to an adjoining private garden.
Nearly every aspect of this home has been touched and restored while presenting a chic balance of contemporary convenience and original detail: From its ornamental banister and spindles, to its 10 inch baseboards, central air/heating system controlled by "Nest" and Nelson pendants throughout.
Elevating the taste level even more, further details include honed floor to ceiling subway patterned marble kitchen backsplash, river rock bath ledge surround, dark grey mini hexagon bath tile flooring, custom doors throughout, casement windows, 5-inch sable oak flooring, custom walk-in closet on the master level, and restored decorative fireplaces in almost every room.
The garden is equipped with evening up-lighting, a patio table with chairs, outdoor L-shaped sofa, and electrical outlets on both sides. A stacked W/D is conveniently located in the master en-suite, in addition to large laundry machines in basement surrounded by open storage.

Quick Profile

Known for its historic brownstones and tight-knit enclave, Bed-Stuy has increasingly left behind its early reputation for being a “bedroom community” and transcended into a highly desirable neighborhood.

Distinct for its aesthetic, it is populated with ornate buildings characterized by cornices, friezes, finials, fluting and other marks of classic architecture. Built up during the period from 1870 to 1900, its historic district runs to the north of Jefferson Avenue, to the east of Malcolm X Boulevard and to the west of Tompkins Avenue.

At one point known as “Brooklyn’s Little Harlem,” the shape of the area has shifted toward attracting a wider demographic of people thanks to the influx of bars, restaurants, antique furniture stores and vintage boutiques. More police enforcement paired with the decline of the crack epidemic at the beginning of the 2000s also opened the door for increased development, as well as the occupation of formerly abandoned buildings and spaces.
