Property Description for 12 East 96th Street

12 East 96th Street provides a rare and perfect opportunity to re-imagine one of New York City's historically significant mansions as a single family home, development conversion as condominium residences, state of the art medical offices, a consulate, or continued use as a school. Located just off Fifth Avenue in the Carnegie Hill Historic District, this twenty-five foot wide townhouse was designed and built in 1916 by Ogden Codman, Jr., one of America's foremost Beaux-Arts architects of that time. The residence gained further notoriety as the home of Robert Livingston, a socially prominent American financier whose blue blood family pedigree included a signer of the Declaration of Independence, Supreme Court Justice, and generations of wealthy capitalists. Two additional stories have since been added to the original townhouse and at seven stories tall, this elevator serviced building has more than 13,190 above grade sq. footage plus 4,500 sq. feet of utilized Basement and Sub-Basement space. The building air rights are in excess of 11,000 sq. feet, however usage is subject to approval by the Landmarks Preservation Commission. Many of Codman's original exterior design elements remain beautifully preserved including the French-style limestone facade adorned with meticulously sculpted garlands draped over doorways and windows. Two prominent second story arched glass doors open onto a stylized wrought-iron Juliet balcony. The interior contains stunning Beaux Arts details including a grand marble foyer with sweeping elliptical staircase and intricate wrought iron bannister. Other features: Wood paneled ballroom, twenty rooms, seven fireplaces, high ceilings, elaborate moldings, outside garden, and planted terrace. Since 1990, 12 East 96th Street has been owned and occupied by the prestigious La Scuola d'Italia Guglielmo Marconi. La Scuola d'Italia will move to a new location and all the possibilities for development will present at that time.

Carnegie Hill | Manhattan

Quick Profile

Carnegie Hill is a small neighborhood at the northern tip of the Upper East Side that borders Central Park. It is steeped in history, great wealth, architecture and culture. It is known for its world-class museums and its rows of historic mansions. Nothing much changes here as the entire area is landmarked, preventing the proliferation of high-rise developments. Thus the buildings stay a human scale, the sky is aplenty and the neighborhood kind of feels like a small town to its long time residents.

The name Carnegie Hill is derived from the industrial magnate Andrew Carnegie, when Carnegie decided to build himself a mansion at 91st Street and Fifth Avenue….

Carnegie Hill is a family neighborhood with old fashioned upper crust money. The mid-rise co-ops that line the avenues are among the most prestigious addresses in the city. The avenues are lined with small restaurants, boutique shops

The residential towers that have proliferated on the eastside of Third Avenue in the East 90s simply do not exist between Lexington and Fifth.
