Property Description for 147 West 22nd Street, 1-W

A quintessential loft with soaring ceilings, ultimate privacy, and an element of drama.

This ground floor, mint condition loft renovation features a private entrance off 22nd Street. Step directly from the sidewalk into the stark industrial ambience of this one-of-a-kind space, designed by Yoshihara McKee architects. With 2,600 square feet, a flexible floorplan, and 13-foot ceilings, the possibilities are truly endless.

Fully Renovated in 2015, the loft is currently configured as a two bedroom, two bath with vast open spaces for entertaining. A gracious foyer leads to a grand 39' x 20' great room. The proportions are oversized yet perfectly in harmony as one large space flows into another, with light glowing throughout aided by the ingenious use of glass walls, a soaring skylight to the rear and windows in front of the loft that have been artfully frosted to allow for both privacy and natural light. The crisp white Poggenpohl kitchen is outfitted with automatic touch drawers and offers the best appliances, including a vented Wolf range, Subzero refrigerator and Bosch dishwasher.

The back of the apartment features a second living room or master suite extension -- notable for its large size, architectural glass atrium and angled wall that is perfect for the display of art. The master bedroom suite is pin drop quiet and features a large dressing area with several outfitted closets and a luxurious bath with Dornbracht and Duravit fixtures.

Additional amenities include a separate laundry area with Bosch washer/dryer, incredible storage space, custom Lutron lighting on dimmers, 3 Zone HVAC with brand new ducts, white oak floors throughout, up-to-date plumbing and electrical, and soundproof walls and windows. All you need to do is move right in.

147-149 West 22nd Street is a well-established prewar coop with strong building financials, a part-time superintendent, and a landscaped roof deck. It is located in the heart of Chelsea, near world class restaurants and shops.

Chelsea | Manhattan

Quick Profile

The row houses portray the world-class architecture of Greek Revival, Italianate and Georgian styles. The population is both ethnically and socially diverse, which is reflected in the restaurants and retail businesses in the neighborhood.

Western Chelsea is the center of the NYC art world, where you will find more than 200 art galleries housed in rehabbed factories and warehouses, as well as in newly-constructed buildings.

While people of many different cultures call Chelsea home, it has been a mecca over the years for people in the LGBTQ community. One census reported that as many as 22% of its residents were gay couples. Eighth Avenue is a trendy area for LGBTQ-oriented dining and shopping. Although it no longer draws the LGBTQ population that it once did, Chelsea still has many popular alternative bars.

Chelsea is primarily residential, consisting of a mixture of diverse complexes, low-rise apartment blocks, tenements, townhouses, renovated row houses, and luxury high-rises.

Chelsea is an interesting and sought-after place to live, with unique clothing boutiques, restaurants, and delis representing cultures from around the world. In addition to its quirky establishments, Chelsea has fine dining restaurants and a vibrant, hip nightlife, which adds to its allure.

Chelsea is well-served by public transportation. At least six city bus routes traverse Chelsea. There are three NYC subway routes with stops on Seventh Avenue, three on Eighth Avenue, and two more on Sixth Avenue. The 34th Street - Hudson Yards Station opened in 2015 with its main entrance in Chelsea.
