Property Description for 116 West 14th Street, 7-S

IN CONTRACT ****Private showings arranged by Steven Sumser****

For the first time since the building's residential conversion, a dramatic south loft is being offered for sale at Union Lane House! This exceptional 2100 square-foot West Village condo is located at the crossroads of Greenwich Village, Chelsea, and the Flatiron District. Serenity, simplicity, wonderful light from three exposures (S/W/E), and lovely protected south views of the Jefferson Market Clock Tower and downtown skyline, characterize this renovated 3-bedroom, 2-bath loft. Featured are a charming 15' x 7.7 terrace-like balcony perfect for gardening and alfresco dining, an expansive open living room framed by majestic columns, and a large dining area and adjoining library/study alcove (potential fourth bedroom). The open over-sized chef's kitchen with island counter provides extensive granite countertops, stylish new wood-grained Allmilmo cabinets, an exterior-vented exhaust hood and high end appliances. The huge corner master suite, which is currently divided into 2 bedrooms, offers a master bedroom with en suite limestone bath and double sinks and a large windowed walk-in closet and dressing area, and a second corner bedroom with south views. Other classic features include high ceilings, pale oak floors, and fine finishes and details throughout. Abundant closets and storage spaces, a new washer-dryer, track lighting and through-wall air conditioning are among its other amenities.

Within a short distance of the Union Square green market, Whole Foods, Citarella and luxury shops on Fifth and in the Meatpacking District, it is very close to all the major transportation lines. This handsome well-established Beaux Arts loft building was converted to condominium in 1997 and has been significantly up-graded since, including a fabulous planted common roof-terrace and new elevators. It also offers bicycle storage, excellent security with key-locked elevators and video-intercom system, and very low monthly carrying charges . The full-time superintendent delivers the morning newspapers and takes packages. LIVE/WORK occupancy and pets are permitted. OWNER/BROKER

Greenwich Village | Manhattan

Quick Profile

Birthplace of beatniks, Greenwich Village has always been a neighborhood bursting with creativity, home to artists, poets, musicians and writers. There is a lot of foot traffic in the neighborhood, as it gives convenient access to many other neighborhoods. There are a lot of popular eateries on MacDougal Street and bars on Bleecker Street. The neighborhood has a bit of a college-town feel, due to the presence of NYU. There aren’t large chain stores here, so it isn’t really a mecca for shopaholics, but you can find interesting vintage stores and specialty boutiques.

Available housing is centered on pre-war walk-ups. You can find good deals on the quieter, tree-lined side streets, as opposed to the bustling avenues. There are pockets of brownstones and townhouses, some dating back to the early 19th century, throughout the neighborhood, as well. You will find more luxurious housing in the newer high-rise buildings on Park and Fifth Avenues.

Washington Square Park is the heart of the neighborhood. If you sit near the Arch and close your eyes, you might catch an echo of the music and social history of the Park, floating through the air. Greats like Joan Baez, Bob Dylan, and Paul Simon started their storied careers right here in Greenwich Village. Today, the Village is a celebration of diversity, where everyone is welcome.
