Property Description for 110 Duane Street, 3

Vast 3-4 bedroom loft home in charming prewar condo building offers much more than a comfortable and elegant lifestyle. This open and spacious loft has been designed with functional and efficient living in mind and features smart technology and luxury appliances and finishes throughout. This airy and bright loft is the perfect home for entertaining, featuring a gorgeous open kitchen (designed by Boffi) with a large island for sharing happy times with friends. The high-end Miele appliance package even includes a built in espresso maker. It's makes a style statement with its Dornbacht fixtures, Grey travertine backsplash and white quartz countertops. Each of the 3 full bathrooms brings refined luxury and style into the home. One serves the living room, dining area, media lounge and bonus room; another, wrapped in Savoy penny tiles, is a shared bath serving the two bedroom suite. And the magnificent master bath has a standing shower and separate tub with double sink vanity. The master bedroom's enormous walk-in closet has a secret door that leads directly into the standing shower so you can quietly sneak out of the room in the morning without disturbing a soul. This "smart" home allows temperature, sound and lighting flexibility from anywhere in the home, all from the touch of your Ipad. Near Duane Park and convenient to all Tribeca transportation, this private key-locked loft is the home of your dreams. Because of its reasonable monthly costs, it also works well as an investment property. It is simultaneously being offered for rent at $22,000/mo. The separate master suite and 2-bedroom suite are set back from the open living areas to give privacy and quiet to those tucked away in bed. Kitchen pantry, master bedroom closet and large laundry room complete the conveniences. There is a bonus area off the living room (see photo with the white brick wall) and an interior office or family room (area with corner love seats near the window.) Both of these could serve well as guest rooms or offices or even playrooms. Two storage vaulted storage rooms in the basement can be included in the sale at the asking price.

Quick Profile

TriBeCa, named after the small geographic triangle below Canal Street. It’s not really a triangle, it's a quadrilateral and it's bounded by West Street, Broadway, and Chambers Street. It’s a little too late for a name change and besides, QuaBeCa doesn't sound half as cool as Tribeca.

One of New York City’s more notable acronymed neighborhoods, TriBeCa is known for its trendy boutiques, fabolous restaurants, historical landmarks, and resident celebrity lofts. It still holds the title of one of the coolest places to live in New York City.

TriBeCa is one of the first residential neighborhoods of New York City. Way back in 1700’s wealthy New Yorkers built homes and maintained gardens in what is now TriBeca.

Later in history it shifted from residential to warehouses, commerce and markets. After the Civil War, shipping hubs moved from the East River to the Hudson River and revitalized areas like the South Street Seaport and TriBeca. When shipping and commerce increased, the area soon became a favorite spot for wholesalers to store their goods in large industrial warehouses.

Just like its neighbor SoHo, TriBeCa boasts one of the world’s largest collections of wrought-iron facades and Neo-Grecian architecture.
