Property Description for 57 Himrod Street, 1

Welcome home to this stunning two bedroom (2 Beds - 1.5 Baths) duplex condo with soaring 10 foot ceilings, a spacious recreational room, and a custom-designed private backyard with terraced wooden deck! Located mere minutes from the J/M Trains at Central Avenue and Kosciuszko Street and embedded in all the energy and excitement of Bushwick.

This boutique four-unit building was completed just last year, so you are getting all the pristine quality of new development but avoiding the extra sponsor costs! With approximately 1306 sqft of internal space and nearly 700 sqft of private outdoor space, this home is a sprawling canvas of potential and opportunity. The terraced deck, the kitchen island, the mirrored windows, the digitally-controlled blinds, and all the closets in the Rec Room were custom designed by the Sellers to add even greater value to the original design.

Floor-to-ceiling windows allow for plentiful, natural light; 10 ft ceilings provide depth and space; beautiful hardwood oak floors; split unit HVAC system in each room for energy efficiency; vented LG Washer & Dryer in a laundry closet with shelving; and a video intercom.

The two bedrooms (2 Beds) both face onto the rear of the building, providing quiet and privacy and beautiful garden views. Each can accommodate a king-sized bed and each has ample room for storage.

The kitchen was crafted with Caesarstone countertops, quality cabinetry with soft-touch drawers, built-in organizers, and design elements like open shelving and under cabinet lighting. With 32 inch Fisher & Paykel refrigerator, 31 inch Bosch Gas Cooktop, XO under-cabinet venting range hood, 30 inch GE Gas Oven, and a Bosch Silence Plus Dishwasher.

The bathrooms (1.5 Baths) were built with light ceramic tiles, soft chrome fixtures, deep soaking tubs, heated floors, and handcrafted wooden vanities with double vessel sinks, adding warmth and tranquility to your home.

Bushwick has a communal atmosphere... you will be surrounded by the creative energy of a culturally diverse community offering superb dining, craft cocktail joints, homemade marketplaces, cutting edge art galleries, music venues, and a wide range of eclectic destination hang-outs. Local favorites include: Maite, Little Skips, Mominette, Arepera Guacuco, Little Mo, Momo Sushi, Juno, Dweebs, Bossa Nova Civic Club, El Cortez, Syndicated Bar Theater Kitchen, Foster Sundry, Dillinger's, Roberta's, and Sunrise/ Sunset.

Transportation: M at Central Ave is only 4 blocks away, the J/M/Z at Kosciusko a mere 3 blocks, allowing for a myriad of options for an easy commute to Manhattan. The L Train is a bit further away but is another great train option. A variety of different bus routes are available in the area, and there is also a Citi Bike Station adjacent to the Central Ave Train Station.

This property is eligible for the Primary Residence Tax Abatement which will reduce the current tax bill by 17.5%.

Bushwick | Brooklyn

Quick Profile

As one of the most diverse neighborhoods in New York, Bushwick offers a perfect snapshot of just how multicultural the city is. Long-established as an amalgam of cultures and ethnicities, a wave of varying types of immigrants trickled in from the seventeenth to twentieth centuries, with Bushwick largely becoming a home to Hispanics of Puerto Rican and Dominican backgrounds by the latter part of the twentieth century.

With the Bushwick Initiative of the mid-00s that aided in revitalization, it became an attractive area to young professionals and artists. And even now, Bushwick has sustained affordable rent prices where other North Brooklyn counterparts, like Williamsburg and Greenpoint, have become more expensive. Priding itself on the weird and the wacky, numerous art collectives thrive in this part of Brooklyn, once famously named the seventh coolest neighborhood in the world by Vogue.

Though it has drawn in many tourists in recent years (there’s even a graffiti tour you can take from the Bushwick Collective), the neighborhood remains very much community-oriented, and has not been subject to quite the same sort of corporate infiltration phenomenon of its nearby Williamsburg environs.

But yes, of course, Bushwick has come a very long way from its 80s and 90s reputation as being “The Well,” a nickname given to it for its free-flowing and widely available amount of drugs (quantity over quality being the cliche applied here).
