Property Description for 208 East 28th Street, 6-L

You'll know you are home the moment you walk into this beautifully and stylishly renovated one bedroom in this investor-friendly condop! This pristine turnkey apartment is move-in ready and comes partially and tastefully furnished. It only needs your bedroom set!

From the inviting entryway to the open windowed kitchen with stainless steel appliances, granite countertops and marble floor, this unique top floor apartment enjoys both sun and silence. Prewar details like dual-toned hardwood parquet floors, curved archways, and original Art Deco door handles that have been painstakingly refinished, as well as northern and southern exposure, high ceilings and wonderful closets, not the least of which is one huge outfitted walk-in. The renovated windowed bathroom features black and white subway tiles and, like every other part of the apartment, demonstrates how every detail has been lovingly considered. Additional highlights of this special residence include newly installed dual-zone A/C with heat pump, plasma air filters and quiet, high-efficiency inverter technology; ceiling fans with remotes in every room; large dual-paned windows, all with screens; and even a whole-house fan (for excellent ventilation and huge savings on those summer cooling bills).

The comfortable and character-laden furnishings include an American Leather queen-plus sleeper sofa with built-in chaise, ottoman storage and matching leather recliner; coffee and end tables with ample drawer storage; a two-way expandable dining table with chairs and built-in storage; a wine rack/book shelf; an impressive wall unit with integrated desk, entertainment unit and tons of storage for books, media, peripherals and knick-knacks; a wood triptych custom painted exclusively for the apartment by Seattle artist Shane Moura; and so much more! For technophiles and gadget nerds, the apartment is wired for plug-and-play. It includes an audio and videophile's entertainment system with Sony 55" HDTV, Blu-ray player, Marantz receiver, and Polk Audio surround sound with in-wall wiring; a wired computer closet with power, in-wall CAT-6 networking, a motion-sensing faucet; recessed and LED lighting on home-automation dimmer switches waiting to join your Wi-Fi (standalone and Alexa/Google/Apple-compatible).

You will appreciate all this charming six-story building has to offer: an updated Art Deco lobby, common laundry, bike and regular storage, a large private courtyard, an excellent super, and the nicest community of neighbors you will encounter in the city. Plus it is pet-friendly and you may sublet from day one of ownership! Conveniently situated two blocks from the 6 train; minutes from both Gramercy and Madison Square Parks; a vibrant, thriving neighborhood with excellent restaurants and nightlife; and Trader Joe's, Fairway Market & Target!

Kips Bay | Manhattan

Quick Profile

If you take a walk through Kips Bay, which is loosely defined as the area between 23rd street and 34th street and the East River to almost Lexington, you’ll quickly learn it's a hodgepodge of sorts and not as well defined as other neighborhoods in New York City. Some New Yorkers say Kips Bay has an identity crisis because 1st, 2nd, and 3rd avenues are distinctly different from one another as you traverse them. Despite the perceived lack of neighborhood vibe there are others that appreciate its affordability and convenience.

First Avenue is dominated by hospitals and hospital buildings such as NYU Medical Center and Bellevue Hospital to name a few. Second Avenue is a mosaic of convenience stores, fast food joints and nondescript brick buildings. Third Avenue is saturated with small bars and gastropubs and the twenty somethings that patronize them.

No judgement against Kips Bay here. It’s a great neighborhood that is just as much a part of New York City as any other neighborhood. Kips Bay It’s bordered by Murray Hill to the North, Stuyvesant Town and Gramercy Park to the South, and Rose Hill to the West. The neighborhood is partly defined by newer high-rise apartments, brick rowhouses, and former tenement buildings.
