Property Description for 45 West 131st Street, 1

This is your rare opportunity to own a super-sized home with outdoor space in the perfect Harlem location.

It’s the first time this apartment has come on the market since the current owner bought from the sponsor in 1992. Large room sizes, high ceilings, 3 levels, easy going building with low fees all add up in this gem.

This awesome condo in a townhouse offers 3 extra large bedrooms - all of which could easily fit a king sized bed plus other furniture and 1.5 renovated baths which can easily be expanded to 2 full baths. There’s a washer-dryer hookup for full size (non-stacking machines) if you desire. A massive unfinished basement that could be either the biggest storage space you’ve ever seen in NYC or renovated into a person-cave, play-space, wine cellar or mushroom farm. Or all of these. Seriously.

As if this weren’t enough, the home has access to a huge, sunny backyard for your use. Outdoor space, large rooms, high ceilings, washer dryer hookup and an entire large level for storage or future improvement in an easy-going condo that allows unlimited rentals, pets and no application to buy... these homes do not come on the market very often and even in a slower market sell quickly.

Maintenance is just $601/month and taxes are $783 per month. No flip tax or assessments.

This is a parlor level - 3 full-floor home in a pre-war townhouse - with large windows for great light. It’s like having your own townhouse, with the backup of a larger condo for low-maintenance costs.

The location can’t be beaten - close to all sorts of restaurants old and new, ranging from McDonald's to the world famous Red Rooster. Whole Foods is 6 short blocks away, convenient to many subway lines and Metro-North - yet tucked away on a historic, quiet, beautiful Harlem block. Plenty of cafes and nightlife around as well, if you ever want to leave your fabulous new home, that is.

There is a resident’s gym in the main building of the condo (next door) and Citi-Bike close by.

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
