Property Description for 236 West 132nd Street, 1

Fall Special. 2 months of free rent on an 18 month lease.

Welcome home to your spectacular two (2) bedroom brownstone duplex with a private backyard and deck, plus an additional (3rd) floor for storage. Approximately 1,500 residential SF, plus 750 of storage.

Please note that the advertised rent is the net effective rent, representing 16 months of rent payments over the 18 month lease term. The monthly rent to be paid for 16 months is $4,550.

Head up the stoop, and you enter the apartment on the parlor floor of the townhouse. Loft-like living with a large living room and powder room on the parlor floor plus a big eat-in kitchen with stainless steel appliances, which has quiet views to the back private garden. There is a door off of the kitchen with a small metal deck that has a staircase so you can access the garden from here.

Head downstairs and you will find two large bedrooms and ample closet space. Each bedroom has their own bathroom. The master bedroom is larger and has an en-suite bath with a large glass shower, separate tub, and double vanity.

Finally, on the lowest level, there is a very large storage area where the washer and dryer and bike storage is located. It is only accessible through the duplex apartment.

The savings from 2 months of free rent is significant and there is no rent increase over the 18 month period.Income and credit score requirements are necessary to apply.

West 132nd Street between 7th and 8th Avenue’s is one of the prettiest contiguous brownstone blocks in all of Harlem. Beautiful tree-lined sidewalks and the landmark St. Aloysius church are important to note. Also, lots of eateries are around here too, including some of our favorites: Ruby’s Vintage, The Shrine, Yantanga, The Renaissance, Ponty Bistro, Belle, ACP Coffee, and yes even IHOP for those Sunday mornings when you have that craving for unlimited pancakes :)

This home features: * Laundry in-unit * Dishwasher * Two and a half bathrooms * Three floors * Private garden * Private deck * Private storage

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
