Property Description for 239 West 120th Street

Transformed from ordinary into extraordinary, this former four-story brownstone is now a magnificent five-story home configured as two residences: a four-story quadriplex and a one bedroom garden apartment. Situated adjacent to the Mt. Morris Historical District (but not subject to landmarks restrictions) this building recently underwent a complete gut renovation with every detail thoughtfully considered to create a one-of-a-kind home. When you enter the front door you find perfection.

The parlor level of the quadriplex consists of a grand living room, powder room, kitchen, and dining area with French doors leading to an Ipe wood landing and stairs down to the garden. Interior stairs from the living room lead down to the basement home gym and storage and utility rooms. The 10 feet 7 inch ceilings and generously sized rooms give this level a sense of grandeur. The Hearth ventless fireplace, exposed brick walls, solid oak wood strip floors, custom baseboard and ceiling moldings add warmth and character. Additionally, the tall triple-paned windows help minimize any noise.

The kitchen is a chef's dream! There is a large double-door Subzero refrigerator, Wolf deluxe gas stove with grill and overhead vent, Wolf drawer microwave and oversized country style stainless steel sink in the kitchen island. The island has a breakfast bar that seats four comfortably. There are white quartz counter tops, a custom tile backsplash and an abundance of storage cabinets and drawers. With music coming in through the ceiling speakers and a view of the rear garden through tall triple-glazed windows the kitchen offers the ideal setting to prepare a meal, relax and enjoy your morning coffee or glass of wine in the evening.

As you move through the home you find the master bedroom on the second floor. Here you find another Hearth ventless fireplace and French doors leading to a large terrace, a walk-through master bath and another bedroom currently used as a study. The master bath is all in white with quartz counters, double sinks, a large linen closet, slate tile heated floors and a spacious glass enclosed walk-in shower. This level feels serene and private due to the large scale of the rooms, the quality of the materials used and the attention to detail.

Two additional bedrooms (one with another Hearth ventless fireplace) and a full bath with tub await on the third floor. Between the bedrooms is a large open loft-like area currently used as an arts and crafts/study area.

A large entertainment room sits on the fourth floor. With a terrace also on this level it is a great space to entertain. If you would prefer to keep this space private, the full bath and laundry room on the floor easily allow it to be used as a bedroom floor.

Last, but not least, is the finished basement with a spacious home gym. It has a wall mounted TV and is presently equipped with a treadmill, elliptical climber, bench and free weights. This floor also has a huge storage room, a room for the hot water heaters and an electrical meters room.

Some of the building features are:

-Mitsubishi HVAC system separately metered for the quadriplex and the garden apartment;

-ADT Security video system;

-European triple-paned noise reduction windows throughout;

-three Hearth ventless fireplaces fueled by ecofriendly alcohol gel cartridges where the building original coal shoots were;

-large rear garden;

-three terraces in the quadriplex including one with a gas grill;

-finished roof area that could be an additional terrace);

-laundry room with large side by side LG True Stream washer & dryer in the quadriplex;

-a stacked washer & dryer in the garden apartment;

-home gym;

-ceiling fans in many of the rooms for enhanced ventilation;

-completely dry basement with huge storage room as well as separate rooms for water heaters and meters;

-built in sound system with speakers in various places throughout the home;

-ability to rent out the garden apartment if one chooses to - It is separately metered and the building owner only pays for the tenant's water; the tenants pay their own utility bill.

This five-story brownstone is fully outfitted as an incredible home with plenty of potential to use the space however you imagine it. So, do yourself a favor and make your dream a reality. I would be delighted to show you this very special home so that you can make it yours.

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
