Property Description for 2305 Adam Clayton Powell Blvd, 3

Back on the market again after an application fell through. This is a lovingly restored, three bedroom apartment for rent, in Central Harlem, near Striver's Row. The renovated and upgraded home is flooded with natural light, from dual Eastern and Western exposure. There are also skylight areas, to brighten up your space. There's an open concept kitchen with full size, updated stainless steel appliances and granite countertops. Exposed brick and a decorative fireplace accentuate things lovely. This is not a cookie cutter apartment in any way! The three bedrooms are King, Queen and full sized respectively. There's a windowed full bathroom, with tub off of the common living/dining area, as well as a half bathroom in the hallway. As this is only two flights up and the top floor, there's also a hidden gem. Private rooftop access for this unit only!!! Priced for an immediate occupancy date, this is a wonderful space to call home. The property sits strategically along Adam Clayton Powell Jr Blvd, near Harlem Hospital and the Schomberg Center. 2/3 and B/C subway access at 135th is a block or two either way. Also convenient for those who have a commute to the Bronx, but prefer the City lifestyle and what it affords! There's even a new Whole Foods nearby on 125th Street, just ten blocks south or a one stop subway ride, short bus or Uber ride away from the property's front door. Stop at Red Rooster first for a snack and drink, then shop til you drop and come home with plenty of fresh goods for your own take on Marcus' best dishes if you dare. Just add your own flair! Nothing on the market in all of Harlem compares to the value offered in this unique property. Call 646.853.2707 today for your private viewing!

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
