Property Description for 82 Amity Street

82 Amity Street is a completely unique, exquisitely renovated single-family townhouse on perhaps Cobble Hill's most dynamic, centrally located block. This 20' wide, 4 story, Neo-Grec brick townhouse has undergone a meticulous transformation that has created a home that is thoughtfully laid out, incredibly bright and airy, with a bespoke character that is impossible to find in new construction.

This home greets you with an open parlor floor that is dedicated to living and dining, with a magnificent chef's kitchen, and an entire rear wall of steel casement windows framing views of the south-facing landscaped garden. A wide-sweeping handcrafted atrium staircase ascends from the parlor to a pair of skylights on the roof which pour light through the home. The chef's kitchen is a true showpiece with a massive island, Henry Built's Space Theory cabinetry, quartz counters, and high-end integrated appliances. The living room has a historic marble mantle, and there is a lovely powder room wrought in Cle tile with custom concrete sink and California Faucets fixtures.

Another wide custom stair leads to the garden floor which has a large sunken family room opening to the garden. This floor also has an ideal nanny/guest bedroom with a beautifully appointed bathroom with statuary and ceramic tile, and Hansgrohe fixtures. The family room has custom built-ins, beautifully exposed brick, and a wall of south-facing windows. The garden is a beautiful and inviting space ideal for entertaining and alfresco dining with bluestone tiles, ipe deck, and shaded by mature trees. The cellar beneath the garden floor is finished and will be a perfect gym/wine cellar/kids playroom/or home theater.

The master suite occupies the entire floor above the parlor. It is ideally configured with a huge bedroom overlooking the rear yard and ample closet space. The 5 piece master bathroom is superbly executed with Dolomite wall tiles, statuary chevron mosaic tile floor, California Faucets fixtures, a custom white oak vanity with statuary counter, Restoration Hardware medicine cabinets, and Duravit double soaking tub. Off the master bathroom, there is an additional nursery/office/dressing room.

The top floor has two very large bedrooms, one with an en suite bath. The rear bedroom is essentially a second master with a large walk-in closet and a windowed bathroom with Nero Marquino chevron floors, dolomite wall tiles, custom oak vanity, Hansgrohe and Kohler fixtures. The other bathroom on this floor has Dolomite wall tiles and Calacatta herringbone floors. There is a large beautifully appointed laundry room on this floor with Cle cement tiles.

One of the most unique features of this home is the full, approximately 800 square foot, roof terrace gorgeously finished with Italian ceramic pavers. Due to this home's proximity to the waterfront, the views are truly impressive with the skyline of Lower Manhattan almost close enough to touch.

Throughout, this home has been finished to a very high level. There are wide-plank, bleached white oak floors, Jeld-Wen wood windows, solid core doors, multi-zone heating, and cooling, on-demand hot water, video nest doorbells, and locks.

Located on perhaps the most exciting and accessible block in Cobble Hill, your home is very close to the best of everything the neighborhood offers. One of NYC's greatest outdoor spaces, the 85-acre Brooklyn Bridge Park is around the corner. Your home is in the midst of the incredible new River Park district in Brooklyn which sits at the nexus of Cobble Hill, Brooklyn Heights, and DUMBO. Incredible boutique retail shopping, cafés, restaurants, and fine dining are all close by on Atlantic Avenue, Court and Smith Streets. Parking Available- please inquire for details.

Cobble Hill | Brooklyn

Quick Profile

The neighborhood now known as Cobble Hill was originally settled by Dutch farmers in the mid-1600s. Tucked along the East River, in the heart of Brooklyn, Cobble Hill is known for its welcoming, leafy streets, independent mom-and-pop shops, and 19th century brownstones.

Most of Cobble Hill lies within an historic landmark district, and building heights are restricted to 50 feet, which helps maintain its 19th century atmosphere. Building owners will often split the use of their four- or five-story buildings, occupying several of the top floors and renting out the ground floor as apartments or, conversely, occupying one or more of the lower floors and renting out the top floors. New construction and alterations to existing buildings in the historic district require approval by the New York City Landmarks Preservation Commission, which helps maintain the historic character of the Cobble Hill neighborhood.

Although most housing in Cobble Hill consists of traditional brownstones and brick townhouses,, you will also find churches that have been converted to condos, carriage houses that have become luxury apartments and Victorian school houses that have been converted into lofts.

Court Street and Atlantic Avenue are the main commercial streets in the neighborhood. You will find popular Middle Eastern restaurants on Atlantic Avenue. Court Street is home to casual restaurants, many with outdoor seating, relaxed cafes and hip bars.

Many young professionals and families live in the brownstones, townhouses, and single-family homes that line the leafy streets. Cobble Hill is a great place to live if you work on Wall Street, as you can walk over the Brooklyn Bridge to work.
