Property Description for 237 East 24th Street, 1-W

LOWEST MONTHLIES FOR RARE 2 BR / 1.5 BA DUPLEX CONDO WITH WASHER/DRYER IN UNIT IN HEART OF GRAMERCY!

(Please note the first three photos are virtually staged)

Welcome to The Gramercy 24! You will be amazed at the amount of space you are getting in this stunning Flex-2 828-square-foot renovated duplex with 1.5 bathrooms, and a private washer/dryer in the hottest area in NYC! This is perfect for both investors and primary home users as the monthlies are incredibly low and the apartment was JUST gutted, with renovations scheduled to be completely finished Fall 2019 (The entry level floor is the only aspect of the apartment that still needs to be done). You won't find a better place where common charges and real estate taxes combined are less than $1150 a month!

All new kitchen cabinets, quartz countertops, new stainless steel appliances, dishwasher and fixtures. The eat-in kitchen easily allows for a dining table with 4 chairs. The bathrooms have new marbled tiling and fixtures, jet spa tub and jet showers. You'll also find new recessed lighting fixtures, reclaimed wood-like flooring and freshly painted walls throughout. There is a MASSIVE amount of storage space available and thru-wall AC units, and amazingly the apartment includes a private washer & dryer within the apartment!

The duplex is conveniently separated for maximum privacy. The lower floor's master suite can fit a California King size bed, or a Queen with nightstands, and has a master ensuite bath with a walk-in jet shower. The upper floor's second room can be used as an office or bedroom with a twin/queen bed, and has access to the common bathroom with a large jet spa bathtub. Bike storage is also available!

Don't miss out on this GEM of an opportunity!

Kips Bay | Manhattan

Quick Profile

If you take a walk through Kips Bay, which is loosely defined as the area between 23rd street and 34th street and the East River to almost Lexington, you’ll quickly learn it's a hodgepodge of sorts and not as well defined as other neighborhoods in New York City. Some New Yorkers say Kips Bay has an identity crisis because 1st, 2nd, and 3rd avenues are distinctly different from one another as you traverse them. Despite the perceived lack of neighborhood vibe there are others that appreciate its affordability and convenience.

First Avenue is dominated by hospitals and hospital buildings such as NYU Medical Center and Bellevue Hospital to name a few. Second Avenue is a mosaic of convenience stores, fast food joints and nondescript brick buildings. Third Avenue is saturated with small bars and gastropubs and the twenty somethings that patronize them.

No judgement against Kips Bay here. It’s a great neighborhood that is just as much a part of New York City as any other neighborhood. Kips Bay It’s bordered by Murray Hill to the North, Stuyvesant Town and Gramercy Park to the South, and Rose Hill to the West. The neighborhood is partly defined by newer high-rise apartments, brick rowhouses, and former tenement buildings.
