Property Description for 272 Water Street, 3/4F

Soaring ceilings, dramatic exposed wood beams, original refinished oak floors, original brick walls and a staircase made of reclaimed wood from the building make this a spectacular duplex loft where every detail has been carefully thought out to honor the rare charm of South Street Seaport, while offering the comforts of luxurious modern living.

The first floor is an exceptional entertaining space, with an open kitchen, dining area (that could be turned into a third bedroom), full bathroom, and large eastern facing paned windows. The chef's kitchen includes elegant Carrera marble stone countertops, custom Corian and walnut cabinetry and a sushi bar. Top of the line appliances include a Subzero refrigerator and dual temperature wine cooler, a Wolf double oven and 5-burner range with hood vented to the outside and Bosch dishwasher. A pantry and full size washer + dryer are located just off the kitchen.

Making way up the reclaimed wood staircase, step onto the expansive landing that leads to the second bedroom with en-suite bath and the exemplary master bedroom. The master bedroom can fit a king size bed (if not larger) with an additional seating area. The dressing area features seven custom closets and one walk-in closet. The large en-suite bath is outfit with Thassos tile and Wetstyle walnut custom vanities and cabinetry. It features a large soaking tub, spa-like shower, separate toilet room and double vanity with Grohe hardware.

This duplex comes with a separate storage unit and is the only home in the building to feature central AC throughout the entire unit.

Seaport Lofts is a prewar landmark building that was built in 1900 and was home to a wine warehouse. It is an exceptional and intimate condominium with only 11 units and a virtual doorman.

Financial District | Manhattan

Quick Profile

The Financial District (FiDi) today is a bit of a hybrid neighborhood, as the residential component continues to grow in an area that has been historically dominated by the financial and insurance industries. The residential experiment, which began more than two decades ago, continues to evolve in an area with a large concentration of older, large office buildings. Developers have taken to these aged buildings and have re-positioned them as residential properties. In turn, the public spaces, services and retail establishments needed for a thriving residential neighborhood have followed making this an important destination for city residents.

Since 2000, the residential population of the Financial District has nearly tripled in size from about 23,000 residents to more than 60,000 inhabitants. Many of the residential pioneers to FiDi were people attracted to the lower rents in the neighborhood, particularly the post-collegiate crowd. While the millennials still maintain a large footprint here, there are plenty of families that now consider the Wall Street area home.

Many of those that live in the Financial District walk to work. If you reside here and need to commute elsewhere, the transportation from here is about as good as it gets. Express trains can take you to Midtown, either east or west, in twenty minutes. Brooklyn is but a single subway stop away. There are also ferries across to Brooklyn, Queens and Staten Island.
