Property Description for 140 East 28th Street, 5-G

At the edge of Gramercy and Kips Bay on the prettiest stretch of tree lined East 28th Street, you’ll discover this mint 2 BR/2 Bath home in a classic building designed by Emery Roth and built by Bing and Bing in 1931. Blending prewar details like high beamed ceilings, handsome hardwood floors and a working fireplace, this spacious apartment has been renovated throughout and features split bedrooms each with en suite windowed bath. An enlarged windowed cook’s kitchen is outfitted with a 5-burner Viking stove, stone counters, deep Elkay sink, Miehle dishwasher and ample custom cabinetry to accommodate every culinary whim. A 30’ fireside Living/Dining Room overlooks a pleasing architectural street view from oversized windows. The bathrooms boast marble basket weave floors, statuary marble, double shower, tub and nickel plated hardware. Closet space is exceptionally abundant. Additional private storage may be rented for a nominal fee. The full service co-op welcomes pied-à-terre buyers, pets, guarantors and co-purchasers. A Resident Manager and attentive staff preside over a full service co-op with a bike room, laundry facilities and one of the city’s best roof decks with panoramic views. Centrally located near public transportation and a short walk to Madison Square Park, the property is steps from excellent dining and nightlife options. Some lighting fixtures are excluded from the sale.

Kips Bay | Manhattan

Quick Profile

If you take a walk through Kips Bay, which is loosely defined as the area between 23rd street and 34th street and the East River to almost Lexington, you’ll quickly learn it's a hodgepodge of sorts and not as well defined as other neighborhoods in New York City. Some New Yorkers say Kips Bay has an identity crisis because 1st, 2nd, and 3rd avenues are distinctly different from one another as you traverse them. Despite the perceived lack of neighborhood vibe there are others that appreciate its affordability and convenience.

First Avenue is dominated by hospitals and hospital buildings such as NYU Medical Center and Bellevue Hospital to name a few. Second Avenue is a mosaic of convenience stores, fast food joints and nondescript brick buildings. Third Avenue is saturated with small bars and gastropubs and the twenty somethings that patronize them.

No judgement against Kips Bay here. It’s a great neighborhood that is just as much a part of New York City as any other neighborhood. Kips Bay It’s bordered by Murray Hill to the North, Stuyvesant Town and Gramercy Park to the South, and Rose Hill to the West. The neighborhood is partly defined by newer high-rise apartments, brick rowhouses, and former tenement buildings.
