Property Description for 166 Amity Street

Nestled in one of the most charming blocks in Cobble Hill is 166 Amity, a 25’ wide townhouse of unparalleled elegance with a rare three exposures and an extra-deep, South-facing yard featuring a disappearing heated pool and hot tub. This 4-story home is a serene oasis with the light of a corner house but the quiet privacy of a mid-block residence. Meticulously preserved original details meet state-of-the-art technology for the perfect balance of old and new.

The chef’s kitchen on the garden level is the heart of the home. Equipped with an antique Garland stove, custom teak wood island, Energy Star Appliances, reclaimed wood pantry, and a working fireplace, this kitchen is ready for festivities and entertaining. Adjacent is a media room with pocket door and custom-tiled powder room, as well as an expansive breakfast sun room overlooking one of the most spectacular backyards in Brownstone Brooklyn. A lush garden and blue stone patio make up a 1,440 SF backyard shaded by a heritage Wisteria canopy. With one turn of a key, the patio opens to reveal the smartphone-controlled, eight-person hot tub and an adjustable-depth, heated lap pool with resistance jet.

The parlor floor is a luminous open space, ideal for entertaining. With sunlight streaming in from two North-facing and four West-facing windows, this expansive floor features two working fireplaces (one wood, one gas), and original pocket doors for optional separation of living and dining area. Adjacent to the dining room is an artisan-crafted cocktail room with a reclaimed French teak wet bar and a wall of Southern windows overlooking the backyard. A powder room with reclaimed Vermont barn wood and a formal entry way round out the parlor floor. The third floor master suite is every homeowner’s dream, with an elegant black marble fireplace, two Northern exposures and a large cedar walk-in closet. The luxurious master bathroom has an oversized waterworks tub beside a gas fireplace, as well as a steam shower, Italian lava tilework floors, a second washer/dryer and floor-to-ceiling French doors that lead to an expansive 300 SF terrace. A nursery or home office room completes the floor. The light and airy fourth floor feels like a tree-top getaway with two more bedrooms, a full bath with custom tiles, and a huge loft-like second living/work/sleeping space with original wood beams and moldings, 11.5’ ceilings, and skylight with kitchenette and large closets.

Other notable features of this special home include plentiful basement storage, a geothermal well, radiant heat floors, central air conditioning, double glazed windows, a rooftop solar panel system, Smart Home system, Lead abatement certificate and custom artisan construction throughout. Conveniently located on a beautiful tree-lined block near the F and G trains as well as the charming Court St. shops, this home provides a truly unique opportunity to own a meticulously crafted masterpiece of Brooklyn history. This once-in-a-lifetime home is not to be missed!

Cobble Hill | Brooklyn

Quick Profile

The neighborhood now known as Cobble Hill was originally settled by Dutch farmers in the mid-1600s. Tucked along the East River, in the heart of Brooklyn, Cobble Hill is known for its welcoming, leafy streets, independent mom-and-pop shops, and 19th century brownstones.

Most of Cobble Hill lies within an historic landmark district, and building heights are restricted to 50 feet, which helps maintain its 19th century atmosphere. Building owners will often split the use of their four- or five-story buildings, occupying several of the top floors and renting out the ground floor as apartments or, conversely, occupying one or more of the lower floors and renting out the top floors. New construction and alterations to existing buildings in the historic district require approval by the New York City Landmarks Preservation Commission, which helps maintain the historic character of the Cobble Hill neighborhood.

Although most housing in Cobble Hill consists of traditional brownstones and brick townhouses,, you will also find churches that have been converted to condos, carriage houses that have become luxury apartments and Victorian school houses that have been converted into lofts.

Court Street and Atlantic Avenue are the main commercial streets in the neighborhood. You will find popular Middle Eastern restaurants on Atlantic Avenue. Court Street is home to casual restaurants, many with outdoor seating, relaxed cafes and hip bars.

Many young professionals and families live in the brownstones, townhouses, and single-family homes that line the leafy streets. Cobble Hill is a great place to live if you work on Wall Street, as you can walk over the Brooklyn Bridge to work.
