Property Description for 528 West 175th Street

GUT RENOVATED TWO FAMILY TOWNHOUSE.

We are excited to present the disposition of 528 W 175th Street, a two family unit which currently has one basement unit occupied and the top unit will be delivered vacant. The strong demand for sales and rentals continues to drive the residential market in Washington Heights, offering investors and/or developers the opportunity to acquire an asset with considerable long-term upside as either a long term rental property or condominium conversion in the coming years.

The property is a 3,500 sqft duplex, containing 2 fully renovated residential units. The upper duplex is a 3 bedroom layout, master ensuite, in-unit washer and dryer with open kitchen and oversized bay windows in the living room with in-wall fireplace. The lower duplex is a 2 bedroom layout with a 700+ sqft private outdoor space, a recreation room in basement and private laundry. The lower duplex apartment is currently being rented. The property is a 18’ x 94.67’ lot with R7-2 zoning and includes 80ft of air rights for expansion.

The building was constructed in 1901 and was renovated in 2018. The subject property offers an existing rent roll in place with working professionals currently living on an 18-month lease. The property is perfectly situated within distance to public transportation, the new George Washington Bus Terminal, Highbridge Recreation Center, Yeshiva University Campus and Columbia University School of Nursing.

Washington Heights | Manhattan

Quick Profile

Washington Heights, a hilly neighborhood on Manhattan’s northern tip known for its affordable apartments, preserved pre-war buildings, and Dominican food. Some would argue that it's a hidden gem and one of Manhattan's last neighborhoods that has retained its culture. The large swath of land is bordered by Inwood to the north along Dyckman Street, by Harlem to the South along 155th Street, by the Harlem River to the east, and the Hudson River to the West. It is the highest natural point on the Island of Manhattan.

Despite its high residential density, Washington Heights and Inwood have not seen modern housing construction in more than a decade other than relatively small housing units. Midtown Manhattan, Battery Park, TriBeCa, Chelsea, and Hell’s Kitchen, on the other hand, have seen an increase in building. Most of the high rise construction belongs to hospitals such as New York Presbyterian, Columbia University Medical Center, and educational institutions like Yeshiva University and Boricua College.

Washington Heights has access to amazing green spaces like The Cloisters, Fort Washington Park, Highbridge Park and Fort Tryon Park. There is no shortage of historical landmarks either. Remember General George Washington set up his camp in Washington Heights during the Revolutionary War. He used the elevated neighborhood to his tactical advantage to spot the Redcoats. As history would have it, his plan didn’t work out so well and the British occupied New York for seven years.
