Property Description for 224 West 18th Street, 6-C

Spectacular designer renovated 2,002 square-feet, 3 bedroom, 2.5 bath residence in a boutique full-service condominium located in the heart of lower Chelsea. Two doors down from the famed Walker Tower, it is also only a 5 minute walk to Union Square, the Highline and everything the West Village and the Meat Packing district has to offer. With a 1 train stop on the block and the 1/2/3/A/C/E/B/D/F/M/L and Path trains all easily accessible this apartment is ideally located to get you wherever you need to go.

Built in 2003, the 12 story, 31 apartment pet friendly building has recently undergone an impressive upgrade to all the common areas. With a brand new lobby, a well appointed residents' gym with outdoor patio and a rooftop terrace, as well as 24 hour doorman and on-site Super, this really is an amazing opportunity in an enviable location.

One of only three on level 6, this apartment is truly an oasis. Completely renovated by an NYC based interior designer, no detail has been left to chance, including new beautifully stained maple hardwood floors throughout. The oversize windows and tall door heights give the space a loft-like feel with fantastic natural light, meanwhile the apartment is almost pin-drop quite at the same time. A 40 foot long hallway greets you on entering, with built in bookshelves on one side and three Gubi "Bestlite" sconces on the other. This leads into the spacious living / dining room and open layout kitchen with high end integrated appliances, including a Sub Zero Fridge / Freezer, Wolf Oven & Cooktop, Miele hood, dishwasher and Speen Oven, under counter beverage / wine unit and impressive Hafele Milano breakfast niche for your Nespresso machine and toaster.

The clean and minimal look is completed with "Pure White" quartz counters and a Neolith "Estatuario" backsplash illuminated by hidden LED strip lighting. Two Jason Miller "Modo 3" wall sconces anchor the Norman Architects "Odin" walnut dining table which, when extended, can seat up to 8 people. A 65 inch flagship Sony 4K television with integrated Leon soundbar adorns the far wall and is part of a hidden high end AV and wifi system with in ceiling speakers, all controlled by a single remote, that creates a true cinema experience for movies or enables you to stream your favorite music to any room. Floating walnut shelves below the television complete the space.

The master bedroom includes a large walk in closet and David Weeks "No 202" sconces above the king size bed. The re-appointed en-suite features a step in shower, large soaker tub, double undermount sink with NanoGlass counter, Flos "on the rocks" sconses above mirrored double vanity and a heated towel rack. The second bedroom has large built in closets and another Sony 4K TV with Sonos soundbar. The third bedroom is currently configured as an office, but also contains built in closets and is large enough for a queen bed if required. The additional bedrooms share a second full bath with Machine Shop sconce above a single sink and mirrored vanity and also has a heated towel rack.

There is a powder room for guests with Farrow and Ball striped wallpaper and a Rich Brilliant Willing "Monocle" sconce. Other highlights include in apartment laundry space with LG washer and LG dryer as well as a large two door built in closet for coats or extra storage. Heating and cooling is provided by 4 integrated wall units, while a Honeywell "smart" thermostat lets you control and program the temperature via your phone. A 5 unit Nest smoke and carbon monoxide detector system has also been installed throughout. Window treatments are Smith and Noble sheer shades in the bedrooms, while integrated rollers have been installed in the living room and hallway.

Monthly HOA fees are currently $2,159, however an additional assessment of another $192/month is in place to pay for the recent upgrades to the common areas. Monthly RE taxes are $2,179 with the condo abatement (17.5%).

Chelsea | Manhattan

Quick Profile

The row houses portray the world-class architecture of Greek Revival, Italianate and Georgian styles. The population is both ethnically and socially diverse, which is reflected in the restaurants and retail businesses in the neighborhood.

Western Chelsea is the center of the NYC art world, where you will find more than 200 art galleries housed in rehabbed factories and warehouses, as well as in newly-constructed buildings.

While people of many different cultures call Chelsea home, it has been a mecca over the years for people in the LGBTQ community. One census reported that as many as 22% of its residents were gay couples. Eighth Avenue is a trendy area for LGBTQ-oriented dining and shopping. Although it no longer draws the LGBTQ population that it once did, Chelsea still has many popular alternative bars.

Chelsea is primarily residential, consisting of a mixture of diverse complexes, low-rise apartment blocks, tenements, townhouses, renovated row houses, and luxury high-rises.

Chelsea is an interesting and sought-after place to live, with unique clothing boutiques, restaurants, and delis representing cultures from around the world. In addition to its quirky establishments, Chelsea has fine dining restaurants and a vibrant, hip nightlife, which adds to its allure.

Chelsea is well-served by public transportation. At least six city bus routes traverse Chelsea. There are three NYC subway routes with stops on Seventh Avenue, three on Eighth Avenue, and two more on Sixth Avenue. The 34th Street - Hudson Yards Station opened in 2015 with its main entrance in Chelsea.
