Property Description for 345 West 145th Street, 3-C6

Big Big One Bedroom with Low Maintenance

Have you been looking for a LARGE One Bedroom apartment with a LOW monthly maintenance to go along with it? Were you looking for a coop that has an unlimited subletting policy (must live there for the first 2 years)? Well, look no more, problem solved. You are not going to get one of those tiny one bedrooms that are 595' and selling for $700,000. You wont have to compromise on closet space, this lovely home has an abundance of closets, an eat in kitchen, a one bedroom that you can easily fit a king size bed in with additional furniture. There are 2 windows in the bedroom. The apartment also has windows in both the kitchen and the bath. This coop is as good as it gets.

Hillview Towers "THE HIDDEN GEM OF HARLEM", built in the 50's, has a grand lobby with beautiful marble floors that are polished once a week. There are 6 elevators, laundry in the basement, bike storage, an additional storage room for things such as suitcases, air conditioners, holiday decorations, and all those other things that take up valuable space in your apartment. For those of you with a car, there is a garage in the building and for those of you who don’t, the A, B, C, and D trains are literally outside the front door, actually I think they are underneath the building. The police station is literally right next to the subway. I mention these things because they are not obvious but if you have ever lived in a coop before, you know how valuable these amenities are. On top of all that, the building is extremely well run. There has not been a maintenance increase in the building in 9 years, not one! The coop owns commercial space on the 3 sides of their building and leases out to Capital Bank, a doctor's office, dry cleaners and the garage, among others. Have you heard enough? Well my words don’t do it justice, come see for yourself. It is beyond excellent.

Hamilton Heights | Manhattan

Quick Profile

Primarily a residential neighborhood, Hamilton Heights has a mix of brownstones, walk-ups and older apartment buildings, together with more luxurious apartment and condo buildings situated along Riverside Drive. Known for being a working class neighborhood in the past, now there are many artists, teachers and actors making their homes in Hamilton Heights.

Hamilton Heights has a diverse population that prides itself on being a tight-knit community, one where neighbors know and respect one another, work together on issues that confront the community, support each other in difficult times, and spend time together socializing at block and seasonal parties.

Although there are many types of public transportation available, the area subway stops may require a bit of a walk, so you will need to plan for this time in your commute.

Hamilton Heights has a definite family-oriented vibe, and there are many playgrounds and activities for children. Additionally, you can find child daycare at reasonable prices. Riverbank State Park has many activities and recreational opportunities geared toward children.

Although there are plentiful places to shop for groceries, everything from the bigger national chains to the neighborhood bodegas and delis, they are starting to show the impact of gentrification in the higher prices they are charging, especially for organic products.
