Property Description for 307 72nd Street, 4-C

Quite possibly the sunniest two bedroom in Brooklyn. New to the market is this well maintained and spacious two bedroom one bath home that includes a bonus loft space. The loft works perfectly for a home office and has ample space for additional storage. The apartment has a working fireplace, central air and outdoor space with views of the Verrazano Bridge and Downtown Manhattan. Sunlight comes streaming into this prewar apartment through nine over-sized South facing windows and two massive sky lights. High ceilings and an open layout add to the roomy feeling complete with a renovated open kitchen. The bedrooms are well proportioned with ample closet space and are located on opposite sides of the apartment for additional privacy. The apartment also comes with its own private storage unit in the basement, laundry and access to a shared courtyard! The location is ideal, with the Bay Ridge Avenue R station just 3 blocks away, and an express N train only one stop away at 59th Street. This building is a COND-OP (It is a co-op inside a condo building. The residential units are subject to co-op rules and ownership.) Built in 1914, this 18 unit brick facade building features a common courtyard, common laundry, bike storage and individual storage units. The building is pet friendly and well maintained. It had a full overhaul over the past 10 years with all new windows, re-pointing, roof re-coating, fire escape scraping and repainting and other exterior maintenance completed in 2010, a new boiler installed in 2015, and a new hot water heater, front door, front stoop and hallway refurbishment just last year. The financially strong cond-op is able to keep maintenance low despite being professionally managed. Maintenance charges include a live in super, snow and garbage removal and custodial work in the common areas, as well as heat and hot water. Local favorites such as Cream Coffee, Brooklyn Beet Company, Catch 22, Blue Agave, Brooklyn Firefly, Longbow Pub, Vesuvio, Gulf Coast, CG Roasters, the Salty Dog and Anopoli Ice Cream Parlor, as well as various pharmacies, Key Food and New York Sports Club are all within just a few blocks on 3rd Avenue.

Bay Ridge | Brooklyn

Lush front yards and trimmed hedges are pretty common in Bay Ridge.

Quick Profile

Bay Ridge is an old-world neighborhood neatly tucked into the southwest corner of Brooklyn within the shadows of the Verrazano Bridge. The neighborhood is encircled by the Belt Parkway along the shore line and the Gowanus Expressway inland.

Bay Ridge, long known for its generational pull, has historically been home to a diverse number of ethnic groups. While the area is flush with people of Irish, Italian and Greek descent, these ethnic communities have been joined by larger numbers of new groups, including people with Russian, Polish, Asian and Middle Eastern backgrounds. The Arab American community today in Bay Ridge represents the largest concentration of Arab Americans in New York City.

For many years, Bay Ridge and its waterside location, would attract the affluent. But most of the mansions that once lined Shore Road are long gone and have been replaced by six-story apartment buildings.

Aside from the low-rise apartment buildings, the neighborhood pretty much consists of one and two-family homes. Lush front yards and trimmed hedges are pretty common here.

Current zoning and limitations on building heights restrict any out of the norm development. At present, the future beholds small development on some of the commercial strips and teardowns of older homes for smaller residential projects.
