Property Description for 88 Lexington Ave, 3-A

BUILDING88 Lexington is a true reflection of the community in which it resides. Located at the intersection of two historic neighborhoods, Clinton Hill and Bedford-Stuyvesant, and on a unique block where old warehouses blend with 19th century brownstones, the building’s eight distinct homes draw on the industrial as well as the elegant.DESIGNInspired by the area’s striking mix of architectural styles, as well as its cultural and culinary diversity, highly regarded Brooklyn-based architecture and design firm StudiosC has created a flawless design that merges loft-like details – wide plank floors, large widows, exposed brick and metal accents – with delicate touches – warm woods, classic subway tile and farmhouse sinks. Top-of-the-line kitchen appliances (Bertazzoni, Fisher & Paykel and Bosh) and bath fixtures (Brizo, Duravit and Scarabeo) place each home in an inviting contemporary context.OUTDOOR SPACEThe building’s stunning interiors are matched by equally impressive private exterior spaces (backyards, terraces and balconies), which create a feeling of authentic indoor-outdoor living. The backyards and terraces are equipped with custom kitchens, and serve as an extension of the interior design, as Ipe wood fencing and Italian porcelain pavers comfortably meld with powder coated steel paneling and concrete countertops.AMENITIESAmenities include a ButterflyMX smartphone video intercom system, assigned private storage and a package delivery room.NEIGHBORHOODThe Clinton Hill / Bedford-Stuyvesant border offers a wide array of top-notch restaurants, from the Michelin-starred The Finch to casual daily staples like Stonefruit Espresso + Kitchen. The nearby Pratt institute is the artistic heartbeat of the community and has paved the way for the introduction of fantastic art galleries and creative shops. Close proximity to the A, C and G trains provides easy access to Manhattan and Queens.Note 1: 88 Lexington is expected to receive a 14-year J-51 tax exemption.Note 2: Photos are of model apartment – Penthouse B.EQUAL HOUSING OPPORTUNITY. Bedford Stuyvesant | Brooklyn

Quick Profile

Known for its historic brownstones and tight-knit enclave, Bed-Stuy has increasingly left behind its early reputation for being a “bedroom community” and transcended into a highly desirable neighborhood.

Distinct for its aesthetic, it is populated with ornate buildings characterized by cornices, friezes, finials, fluting and other marks of classic architecture. Built up during the period from 1870 to 1900, its historic district runs to the north of Jefferson Avenue, to the east of Malcolm X Boulevard and to the west of Tompkins Avenue.

At one point known as “Brooklyn’s Little Harlem,” the shape of the area has shifted toward attracting a wider demographic of people thanks to the influx of bars, restaurants, antique furniture stores and vintage boutiques. More police enforcement paired with the decline of the crack epidemic at the beginning of the 2000s also opened the door for increased development, as well as the occupation of formerly abandoned buildings and spaces.
