Property Description for 598 17th Street

Shown by appointment only! When opportunity knocks, you'd best be home. Have you been dreaming of a townhouse close to Prospect Park? One that's move-in ready and income-producing? Is a quiet, leafy, tree-lined street on your list too? Rarely does an opportunity such as this arise but this perfect combination does exist here at 598 17th Street. Here you'll find a modern townhouse on a tranquil street just a few blocks south of beautiful Prospect Park in the coveted neighborhood of Windsor Terrace. Enjoy city living in this three-unit home, set up as an owner's duplex with two income-producing two-bedroom apartments above. Start the morning in your gorgeous kitchen. The counters and stainless appliances are easy to maintain, and the open-plan is perfect for entertaining - or just keeping an eye on everyone. The exposed brick fireplace adds warmth and texture, but when the sun is out, you'll be sure to take your morning coffee outside. Alfresco dining is a breeze in the south-facing garden, and if the sun gets to be too much, you can always head back inside to the airconditioned comfort. With two full bathrooms on the parlor floor, and a naturally lit recreation room featuring an additional powder room along with laundry facilities, you'll wonder how you ever managed before. Above you'll find a pair of two-bedroom rental units with a similar configuration and finishes: Bedrooms at the back and south facing with the living and dining on the leafy street side. The kitchens are as impressive as the owners, and each apartment has its own internal laundry too. Once you're ready to head out the front door, you'll find yourself in one of Brooklyn's most desirable, vibrant communities, and the neighborhood is populated by mom and pop shops that used to be prevalent throughout Brooklyn. Enjoy dining at the multitude of local restaurants or head to the greenmarket on the weekend to gather your own supplies. Explore the ravines and waterways, take out a paddle boat or just relax with a picnic hamper under the shade of a tree along the meadow. When you need a dash of excitement, or need to head to the office, transportation is at your service with the F, G lines within walking distance and downtown Manhattan less than 35 minutes away.

Windsor Terrace | Brooklyn

Quick Profile

The tiny, comma-shaped neighborhood of Windsor Terrace is bookended between two of Brooklyn’s largest green spaces, Prospect Park and the massive Green-Wood cemetery. Aside from the presence of the Prospect Park Expressway, which dissects the neighborhood in two, this residential community offers a suburban sensibility with its tree-lined streets, low volume traffic and the low height character of its streetscape.

Many homes in the area are low to the ground, lending a suburban feel to the neighborhood, and the area has been down-zoned to maintain its low-rise appeal and character. There are plentiful brick row houses that have very low turnover. If you are lucky enough to buy or rent one, you tend to hold on to it. There are also small apartment buildings, private homes, condos and multi-family homes in a wide price range

There is commercial development along Prospect Park West, Fort Hamilton Parkway and Prospect Avenue, but even these new stores and restaurants are mostly family-owned and operated, maintaining the small-town charm. The pace of life is slower. The schools are good, which is a big draw for families with young children. The people are friendly, which gives a real sense of neighborhood and community to Windsor Terrace.
