Property Description for 440 Atlantic Ave, 2-A

This home isn’t just an apartment, it’s a lifestyle. Facing the back of the building, with no adjoining neighbors, the outdoor oasis is private and quiet, and you’ll find yourself spending as much time outdoors as indoors, a rare enjoyment in NYC. Begin your mornings with fresh air and coffee and meditation outdoors, in the solace of the trees, or imagine a long day of work ending with grilled dinner and wine as the sun sets and the moon makes its way over head. Your entire summer could be spent in your outdoor escape, a host’s dream, or an ideal space for those who covet the sun, flowers, trees, & outdoor eating, all while being in the center of one of the most vibrant cities in the world. Luxury outdoor living, sunshine, grilling, entertaining, a harbor in the trees... this home with private outdoor oasis is available for the first time since pre-construction. 2A is a sun-filled, south-facing, 2-bed plus home office, 2-bath, almost 1,100 sq ft home, but it’s the 900 sq ft of professionally designed and landscaped private outdoor space that makes this home a rarely-available mecca. This home also takes full advantage of unobstructed southern exposures and features include a summer kitchen with bar, shadesail, custom IPE cabinetry, marble counter tops, built-in refrigerator, and Big Green Egg smoker in a custom stone table. The landscaping includes custom IPE sectional seating with planters, lighting, and integrated storage, water fountain surrounded by custom IPE and corten steel planters, integrated electrical work, timed uplighting installed in planters with additional sconces on walls and fences, and integrated drip irrigation system (no watering required). Interior features include 10-foot ceilings with luxury appliances and open layout with living area and custom in-wall wiring for TV and 5.1 surround sound system for a clean look (speakers included with sale of unit). The large professionally designed and installed home office includes custom millwork cabinetry providing significant extra storage, 130 bottle built-in wine cellar, and integrated LED lighting. The chef’s kitchen is open to living, and the entire wall facing the terrace are glass triple patio doors, allowing the warmth of constant sunlight to pour into your home. Outfitted with Fischer and Paykel refrigerator and dishwasher, Bosch range, induction cook top and washer and dryer, Fujitsu 4 zone heat and AC. The two large separated bedrooms include high-end custom California closets. The master bath has a large walk in shower and built in shelving for extra storage and the second bath has a soaking tub. The apartment comes with energy-efficient LED lighting in all rooms and Lutron dimmers in living room, kitchen, and master bathroom. Located in idyllic Boerum Hill, 440 Atlantic Ave offers a dream location at the nexus of historic brownstone Brooklyn and a rapidly evolving downtown. Commuting into Manhattan and beyond has never been more convenient with almost all major subway lines and LIRR within blocks. Convenient to BAM, Barclay’s Center, parks, museums, and some of the best dining options Brooklyn has to offer. This boutique elevator building includes only 8 homes and also offers a common roof deck with 360-degree views including east river fireworks on the 4th of July and the Statue of Liberty. Individual storage unit is included and there is also bike storage in the basement area.

Boerum Hill | Brooklyn

Quick Profile

Boerum Hill is a tiny, quiet, primarily residential neighborhood in Brooklyn. There are broad tree-lined streets that are filled with elegant three and four-story brownstones and townhouses, mostly built between 1840 and 1870. There is a definite family vibe to the neighborhood, but young professionals are moving in, and with them are coming trendy bars to cater to their desire for some measure of nightlife, without having to linger in Manhattan. These new bars and restaurants are being sandwiched in amongst existing shops on both Atlantic Avenue and Smith Street, which are the main commercial areas in Boerum Hill.

Boerum Hill offers a convenient location that is still able to maintain its small-neighborhood feel. Shopkeepers value their customers and remember their regulars. It continues to do what it was designed to do, namely provide small-town living in the very shadow of the big city. Boerum Hill is an easy commute to other parts of the city, making it easy to come home every day to the peace and tranquility of Boerum Hill while commuting to a job anywhere in the city.

The neighborhood is quite walkable and you can take the time to catch up with your neighbors while visiting on their stoops. Shopping on Atlantic Avenue is stress-free with no high pressure. You can meet with friends at any of the many coffee shops and while away pleasant hours in conversation. The dining scene on Smith Street is similarly laid-back. Don’t expect that there will be quite as much to see or do as there is in Manhattan, but there are a decent number of interesting bars and restaurants providing a measure of nightlife. The trade-off is worth it, as Boerum Hill provides a quiet, peaceful place to live and raise a family.
