Property Description for 184 Kent Ave, C-208

The lapping of waves, cool summer breezes and unrivaled views of the Manhattan Skyline await you at what is undoubtedly the most unique outdoor space in Williamsburg. Suspended directly over the East River, this quintessential and exclusive waterfront loft is the crowning jewel of the Austin Nichols House. No detail was overlooked in this 800 square foot one bedroom with seamless bridging of historic details and modern conveniences. 12 foot soaring ceilings with original beams and three large casement windows with Western exposure greet you upon entering the foyer. A deep closet and stacked full size Asko washer/dryer combo are conveniently located right near the entrance. Tobacco smoked oak herringbone floors bring an air of sophistication with an open-galley chef's kitchen fully equipped with an integrated smart tech Dacor refrigerator, Bertazzone four-burner gas stove and microwave oven, as well as an Asko brand dishwasher, the ideal layout for entertaining and the discerning chef. White matte lacquered custom cabinets, brushed Caeserstone concrete countertops, hand-painted Japanese Kyoto backsplash, Kohler chrome fixtures and custom pendant lights all pay homage to the history of the building. The bathroom features honed Carrara stone walls, Italia mosaic floor tile and a deep soaking tub with a walnut vanity and blackened steel accents. The king sized bedroom has a full wall of customized and built out closets for maximum storage and two over-sized casement windows with Northern Exposure to the East River State Park. Built in 1915 by Cass Gilbert, one of America's most famed architects, Austin Nichols House has been beautifully preserved and converted into a haven of Modern loft living with Morris Adjmi re-imagining the contemporary interiors. The full service building boasts more than 30,000 square feet of communal space, several elevator banks, 24 hour doorman, live in super, package room, expansive co-working areas, full catering kitchen, waterfront fitness center, landscaped zen garden, a courtyard with a firepit, rooftop deck, on-site parking, children's playroom, a screening room, a music rehearsal room, and is pet friendly. Direct access to the East River Ferry, L train and M train make it a breeze and one stop to Manhattan. There is currently a J-51 tax abatement in place.

Williamsburg | Brooklyn

Quick Profile

Equal parts family-friendly and millennial haven/nightlife destination, Williamsburg offers the best of all worlds. Whether by night or by day, the ‘Burg has endless options for every type of personality and interest--which has only increasingly become the case after the neighborhood was rezoned in 2005. With the floodgate opened for more varied types of businesses, Williamsburg saw one of the highest rates of development in the past decade than any other part of Brooklyn.

Referred to as “Little Berlin” for its late night and club-oriented nature, Williamsburg works as hard as it plays. Apart from the Clubland concentrated around Wythe Avenue, there is also a slew of offices (like 25 Kent Avenue, a sprawling eight-floor, 500,000-square foot waterfront building) and co-working spaces such as WeWork, The Yard and Green Desk that make it an ideal location for the corporate-, startup- and tech-oriented set.

With more offices setting their sights on this part of Brooklyn, it only makes sense that more people want to live close to where they work. Apart from your average walk-up apartment, W-burg has famously become home to numerous condos along the waterfront that continue to grow and expand in concert with the businesses and corporate hubs that have entered the environment.

Even with its many and undeniable changes, however, Williamsburg remains an arts-friendly community, particularly with regard to music and literature. While DIY spaces have come and gone, certain staples have persisted to become institutions that still provide a place for up and coming musicians to perform. On the literary front, long-standing indie bookstores like Spoonbill and Sugartown and Book Thug Nation have paved the way for others to cross the river, namely McNally Jackson Books.
