Property Description for 31 West 26th Street

A 25' wide, 6-story plus basement loft building located at the southern most portion of the Madison Square Park Historic District. The property is approximately 11,094 square feet above grade and consists of a retail store and five floor-through loft spaces above. The loft spaces were recently gutted and are currently stripped down to the studs. Each loft has extremely large windows allowing tremendous light throughout each floor. The lobby has a quarry tile floor, a chair rail providing a wainscot look with decorative panel molding and track lighting. There is a modern automatic elevator with direct key access to each floor. Each floor has its own natural gas fired boiler located in the cellar which allows each floor to control its own heating level. The gas and electricity are supplied and directly metered to each floor. There are two bathrooms per floor except for the store which has one. The windows are of the commercial type, brown anodized frames with insulated glass. There is a fire escape in the rear. This extraordinary property which could be delivered vacant is a must see and would be ideal for a company seeking a new headquarters or any end-user looking to occupy an entire building. The property lies at the center of a district which is a key hub for major corporations, specialty and creative industries, tourism, shopping, dining, and entertainment. This immediate area has gained enormous momentum in the hospitality industry thanks to a crop of new luxury boutique hotels including the latest conversion of the Flatiron Hotel at 1141 Broadway on the northwest corner of Broadway and 26th Street which has added 64 new rooms to the stock. There is immediate access to Herald Square, the Flatiron District, Chelsea, and Madison Square Park. The property is situated in a high-traffic location only steps away from most major transportation modes including the nearby subway lines F, M, R, N, 1 and 6.

NoMad | Manhattan

Quick Profile

NoMad, North of Madison Square Park, is a rectangular swath of land that is bordered by East 25th Street to the south, East 29th Street to the north, Sixth Avenue to the west, and depending who you ask, Madison or Lexington Avenue to the East. It’s had its acronymed name for over two decades but not every New Yorker calls the neighborhood NoMad.

Historic architecture, trendy hotels and restaurants and high-priced apartments - NoMad wasn’t always the coveted neighborhood that it is today. It’s gone through many transformations over the years. Including a red light district known as the Tenderloin in the 1880’s. It was a popular shopping destination and a place where high society held court in the mid 19th century. It was part of New York City’s Silicon Alley in the 1990’s.

As of lately, world class chefs and restaurants have moved into NoMad. It’s tied with Midtown Manhattan for having the most Michelin stars (six stars to date). Besides NoMad’s architecture, nightlife, and restaurants, we can’t forget the added perk of being close to other great neighborhoods and cultural institutions. NoMad’s central location makes it easier to get just about anywhere in the city. You can walk to Chelsea, West Village, Union Square or Grand Central Station in no time at all. The N, R, 1, 6, B, Q, F, and M are very close or just a few blocks away. Penn Station is also within walking distance.
