Property Description for 321 Stuyvesant Ave

This stunning LEGAL TWO UNIT 19.5 foot wide house at 321 Stuyvesant Avenue is situated in the bucolic Historic Stuyvesant Heights District and offers an incredible opportunity to live in the light filled upper duplex and receive great income in the completely self contained one bedroom garden apartment. This Italianate brownstone built in 1901 offers the perfect marriage of historic charm and 21st Century modern convenience. Having undergone a full gut renovation, the current owners re-renovated resulting in a pared down, elegant space with striking yet subtle period details. The doors on the parlor floor have been removed resulting in seamless movement between designated spaces and allowing the light to flood in. The original elaborate trims, casings, cornice moldings and rosettes are painted white contrasting beautifully with the dark grey marble and slate fireplaces and the warmth of the original floors. The wood-burning fireplace in the living room is fully functional. Two brand new full length Pella doors from the Architectural Series lead out onto a South facing wide and deep cedar wood deck perfect for catching rays, al fresco dining or sipping your morning coffee. The deck leads onto the planted garden below which has been finished with bluestone pavers. The kitchen is immaculate with a striking Arbascatto marble backsplash and counter top and elegant dove grey lacquer cabinets. Simple and functional open shelving is cleverly housed behind the dining room walls allowing any clutter to be hidden from the dining room's view.  A new Viking Professional refrigerator is tucked into an alcove and the stove and dishwasher are Bosch.  Ascend the stairs, the treads and spindles painted dramatic black and contrasting the original oak railing, up to a 3 bedroom 2 bathroom haven bathed in light from three skylights. The master bedroom is large and bright complete with a decorative fireplace, walk in closet and ensuite windowed bathroom with Duravit fixtures, Hans Grohe fixtures, glass and penny tile and matte black accents.  The second bedroom is equally spacious and overlooks the trees and uninterrupted brownstones on the avenue. The third bedroom houses an office and, like all the windows at the front of the house, has working shutters. The second bathroom features a BainUltra soaking jacuzzi tub.  The rental unit is reminiscent of a Scandinavian cottage with pickled oak wainscotting and open plan living. The bedroom is vast with a cleverly designed pass through bathroom. Good taste in appliances is continued here with  a Sub Zero refrigerator, Miele Cooktop and Oven. Both apartments have an LG multi-zone HVAC system with a high efficiency electric heat pump, separate hot water heaters, and washer and dryer in each. The basement is finished, bone dry and functional. Mama Fox and her delicious cocktails are on the same block and the restaurant and bar options abound, including Saraghina, L'Antagoniste, Peaches, Chez Oscar, Peri Peri Grill House and Bar Lunatico.  The A/C at Utica is a few minutes away. Welcome to the neighborhood!

Quick Profile

Known for its historic brownstones and tight-knit enclave, Bed-Stuy has increasingly left behind its early reputation for being a “bedroom community” and transcended into a highly desirable neighborhood.

Distinct for its aesthetic, it is populated with ornate buildings characterized by cornices, friezes, finials, fluting and other marks of classic architecture. Built up during the period from 1870 to 1900, its historic district runs to the north of Jefferson Avenue, to the east of Malcolm X Boulevard and to the west of Tompkins Avenue.

At one point known as “Brooklyn’s Little Harlem,” the shape of the area has shifted toward attracting a wider demographic of people thanks to the influx of bars, restaurants, antique furniture stores and vintage boutiques. More police enforcement paired with the decline of the crack epidemic at the beginning of the 2000s also opened the door for increased development, as well as the occupation of formerly abandoned buildings and spaces.
