Property Description for 210 Pacific Street, 3-E

Completed in 2016 by Nava Companies, a leader in passive house construction and design, 210 Pacific Street is an 8-unit boutique condominium positioned in the most desirable pocket of Cobble Hill. With private keyed-elevator entry, 3E is a mint-condition, 1,812 square foot designer residence with a floor through layout and the volume of an open loft. The icing on the cake of this rarely resold property is a dedicated parking spot, a private rooftop cabana and deeded storage; all within the envelope of a full service condo.

Upon entry to this turnkey home, the stunning foyer and adjoining mud room provide a wonderful sense of arrival and generous storage areas. The massive great room with high ceilings and a giant picture window overlooking a mature tree on Pacific Street set the tone for this one of a kind home. Cook, dine, host or lounge in this extra large living room filled with sunlight.

The large open kitchen features custom white oak cabinetry, beautiful corian countertops and honed statuary marble backsplash. Undercounter LED lighting as well as seamlessly integrated Blanco, Sub-Zero and Miele appliances make this kitchen a work of art. Opposite the kitchen is a built-out pantry and powder room, as well as a proper laundry room with an Electrolux washer and vented dryer.

Tucked away in the south-facing wing of the home are the three bedrooms. The master suite features a south facing, oversized tilt-and-turn window offering all day natural light and summer sunset views. A fully-outfitted walk-in closet separates the bedroom from the spa-like master bath, which is finished in rich materials including slab marble, Duravit and Zuchetti fixtures and radiant heated floors. The double vanity, walk in shower and separate water closet complete the luxurious feel of this master bath. The other two bedrooms are equally generous in size, have stunning picture windows and large custom closets. The second bathroom has a honed marble countertop, backsplash and walls; as well as a deep soaking tub.

Ascend the keyless elevator all the way up to the rooftop where your 236 square foot private cabana with views of the New York Harbor and all of brownstone Brooklyn await. Included in the purchase price is a deeded parking spot accessed directly through the building’s covered garage, as well as private storage.

Extensive insulation, individual energy recovery units and triple-glazed windows all contribute to the extremely efficient living environment at 210 Pacific. An advanced solar hot water system ensures optimum energy independence while also creating a positive environmental impact. Building amenities include an on-site gym, children’s playroom, common roof deck and a video intercom system with remote monitoring and smart phone access.

Step outside your front door and you are “in it.” This unbeatable Cobble Hill location is close to everything people love about brownstone Brooklyn including the best retail, restaurants, public transportation and easy access to other awesome neighborhoods like Boerum Hill, BK Heights, Carroll Gardens and Fort Greene. This building has a tax abatement through 2027 and incredibly low common charges.

Cobble Hill | Brooklyn

Quick Profile

The neighborhood now known as Cobble Hill was originally settled by Dutch farmers in the mid-1600s. Tucked along the East River, in the heart of Brooklyn, Cobble Hill is known for its welcoming, leafy streets, independent mom-and-pop shops, and 19th century brownstones.

Most of Cobble Hill lies within an historic landmark district, and building heights are restricted to 50 feet, which helps maintain its 19th century atmosphere. Building owners will often split the use of their four- or five-story buildings, occupying several of the top floors and renting out the ground floor as apartments or, conversely, occupying one or more of the lower floors and renting out the top floors. New construction and alterations to existing buildings in the historic district require approval by the New York City Landmarks Preservation Commission, which helps maintain the historic character of the Cobble Hill neighborhood.

Although most housing in Cobble Hill consists of traditional brownstones and brick townhouses,, you will also find churches that have been converted to condos, carriage houses that have become luxury apartments and Victorian school houses that have been converted into lofts.

Court Street and Atlantic Avenue are the main commercial streets in the neighborhood. You will find popular Middle Eastern restaurants on Atlantic Avenue. Court Street is home to casual restaurants, many with outdoor seating, relaxed cafes and hip bars.

Many young professionals and families live in the brownstones, townhouses, and single-family homes that line the leafy streets. Cobble Hill is a great place to live if you work on Wall Street, as you can walk over the Brooklyn Bridge to work.
