Property Description for 18 Warren Street, 2

Open, bright, condominium loft waiting for your inspiration to reach its greatest potential. Bring your architect, your contractor and your dreams for a future home to this 2,100 square foot, full floor, Condominium loft apartment. Perched high off the street despite only being second floor, step into your future home and feel all the history TriBeCa's cast iron buildings and loft homes have to offer. White exposed brick, 13 foot ceilings and original hard wood floors all welcome you as you enter the living/entertaining/gallery space with sunlight pouring through 9 foot windows into the 25 foot wide room. The hand operated, manual passenger/freight elevator opens into this room offering guests a dramatic entrance. Formerly home to Studio 18 Gallery, the living room also features two levels of art storage for large scale art and canvas storage. The back half of the apartment is set up as two full bedrooms, a work room/home office and an open plan kitchen with adjacent dining room with multiple floor to ceiling closets. This home needs a loving and creative renovation which takes the vibes and history of this space and building and integrates it with modern amenities. Our team is happy to provide contacts for architects, contractors and interior designers to take your vision from the current condition to the fantasy home only you can imagine. Pets allowed with condominium board consent. This home also has some adjacent outdoor space for split HVAC system compressors but not as traditional outdoor space. Minimum subletting is three months with board approval. Live/work possible depending on nature of business. 18 Warren is an intimate, elevatored condominium. The ground floor, basement and sub basement is zoned commercial. Apartment #2 is one of four full floor spaces which make up the 5 total units. The elevator is hand operated and must be returned to the ground floor after being used. The building recently completed local law 11 and has a scaffolding on Warren street which will come down shortly. The building is not landmarked. Currently only has SPECTRUM cable but will consider Fios in the future. Warren Street's asphalt between Broadway and Church was recently completely replaced and repaired for city infrastructure purposes. The building plans to upgrade the lobby and hallways once the facade work is complete and scaffolding is removed from the front of the building (expected fall 2020). The building changed from central Con Ed steam heat to individual units and the new owner of unit #2 is expected to make the same upgrade.

Tribeca | Manhattan

Quick Profile

TriBeCa, named after the small geographic triangle below Canal Street. It’s not really a triangle, it's a quadrilateral and it's bounded by West Street, Broadway, and Chambers Street. It’s a little too late for a name change and besides, QuaBeCa doesn't sound half as cool as Tribeca.

One of New York City’s more notable acronymed neighborhoods, TriBeCa is known for its trendy boutiques, fabolous restaurants, historical landmarks, and resident celebrity lofts. It still holds the title of one of the coolest places to live in New York City.

TriBeCa is one of the first residential neighborhoods of New York City. Way back in 1700’s wealthy New Yorkers built homes and maintained gardens in what is now TriBeca.

Later in history it shifted from residential to warehouses, commerce and markets. After the Civil War, shipping hubs moved from the East River to the Hudson River and revitalized areas like the South Street Seaport and TriBeca. When shipping and commerce increased, the area soon became a favorite spot for wholesalers to store their goods in large industrial warehouses.

Just like its neighbor SoHo, TriBeCa boasts one of the world’s largest collections of wrought-iron facades and Neo-Grecian architecture.
