Property Description for 269 West 25th Street, 2

Once in a lifetime opportunity to rent this stunning New York City Live/Work Loft:

From Warhol and Basquiat and the Factory, to shows such as Sex and the City and Friends, the Loft is the most iconic expression of New York City living, and the rarest and most difficult to experience. This is a truly unique Artists loft, centrally located and spectacular to behold – an absolute must to experience first-hand.

The Space
The Loft, with its white walls and white ceilings, stands pristine and massive at over 2500 sq ft, with a spectacular 15 ft (5m) arched ceiling which runs the entire length of the space. It’s an oasis from the city, sundrenched, light and airy, unlike almost any other dwelling you will see in New York. It has both Southern and Western exposures, so natural sunlight pours in throughout the entire day giving the Loft almost island vibes and a sense of tranquility.

Location
The Loft is located in the heart of Chelsea, with both the Subway and Whole Foods on the block. The West Side Highway jogging and cycling paths are less than 5 min away, as are Chelsea Piers and the various parks and tennis courts on the water. You will love being this close to the water as well as Union Square and the West Village – it’s hard to beat.

Live/Work
This is a rare Live/Work Loft, so you can get creative with the lease structure and either rent it yourselves or through your business. There are only two units in the building, so privacy and a feeling of complete freedom, something incredibly rare in New York City, abound here. Play your guitars, host dinner parties or events, paint, practice yoga, whatever you wish, there are no neighbors here to deter your specific lifestyle. In short, this truly is a beautiful well to draw peace and inspiration from in as NYC comes back online and beyond. Good luck!

In addition, the second unit is also available, giving one control of the entire building, with no neighbors!

Quick Profile

The row houses portray the world-class architecture of Greek Revival, Italianate and Georgian styles. The population is both ethnically and socially diverse, which is reflected in the restaurants and retail businesses in the neighborhood.

Western Chelsea is the center of the NYC art world, where you will find more than 200 art galleries housed in rehabbed factories and warehouses, as well as in newly-constructed buildings.

While people of many different cultures call Chelsea home, it has been a mecca over the years for people in the LGBTQ community. One census reported that as many as 22% of its residents were gay couples. Eighth Avenue is a trendy area for LGBTQ-oriented dining and shopping. Although it no longer draws the LGBTQ population that it once did, Chelsea still has many popular alternative bars.

Chelsea is primarily residential, consisting of a mixture of diverse complexes, low-rise apartment blocks, tenements, townhouses, renovated row houses, and luxury high-rises.

Chelsea is an interesting and sought-after place to live, with unique clothing boutiques, restaurants, and delis representing cultures from around the world. In addition to its quirky establishments, Chelsea has fine dining restaurants and a vibrant, hip nightlife, which adds to its allure.

Chelsea is well-served by public transportation. At least six city bus routes traverse Chelsea. There are three NYC subway routes with stops on Seventh Avenue, three on Eighth Avenue, and two more on Sixth Avenue. The 34th Street - Hudson Yards Station opened in 2015 with its main entrance in Chelsea.
