Property Description for 257 West 117th Street, 2-E

Welcome home to 2E at The Fitzgerald, one of the most desirable buildings in South Harlem. Just shy of 1,100sf, this CONVERTIBLE 2BD pin-drop quiet corner unit (1BD + LARGE HOME OFFICE) has been updated above and beyond the building-wide 2006 renovation.

The kitchen is a chef’s delight, featuring high end appliances such as the Liebher refrigerator, Elkay sink & faucet, Bosch gas range & dishwasher, and a built in microwave to maximize the plentiful quartz stone counter space. A beautiful blue-grey glass tile backsplash extends through the entire kitchen, and also features added LED under cabinet lighting, abundant cabinet storage space, and a garbage disposal. The wide footprint of the living/dining area offers a versatile living space, featuring a custom built-in entertainment system with special-order custom doors to maximize the storage and efficiency of the space.

Move in to your peaceful master suite, where the storage space has been tripled with the addition of custom built- in closets framing the bed, each with its own full hanging bar, set of double drawers, and storage shelves. There is no shortage for storage, as there are two additional closets in the master as well. Step into the beautiful Carrara marbled master bathroom, which has been upgraded to include a double sink and double mirrored vanities. Additional shelves for towel & basket storage have been added to both bathrooms to maximize the storage space as well. The second full bathroom is also beautifully tiled in Carrara marble, and upgraded with a vanity and marble top sink, and shelves. The convertible second bedroom allows for many flexible options, large enough for a queen sized bed, bunk beds, or the perfect at-home office space.

In addition to how sophisticated this home is, a multitude of upgrades have been added, including LED recessed lighting, updated bathroom & chandelier lighting, and Lutron dimmer switches on almost every light switch. Enjoy the comfort of central AC & heat, easily controlled on the NEST from your smartphone. All 3 large pane windows have been replaced and upgraded for maximum insulation and dulling city noise. There is also an alarm system wired for the apartment.

The Fitzgerald features some of the finest building staff & superintendant, taking immaculate care of the common space elements. There is a part time doorman, upgraded security cameras, strong building financials, and even the electricity is bought in bulk and sub metered for savings to the individual owners. In addition, the hallways have recently undergone a complete renovation, adding class and sophistication to the entire building. Common charges are remarkably low for this amount of space, and there is a J-51 tax abatement in place until January 2025. There is a current capital assessment of $164.40/month through 7/31/22.

The vibrant neighborhood that surrounds is just steps from the Fitzgerald. Local favorites such as Lido, Harlem Tavern with live jazz brunch, Vinateria, Row House, and BLVD line Frederick Douglass Boulevard. Specialty shops such as Lee Lee’s Bakery, Levain Bakery, Double Dutch, and the newly opened Dulceria will tempt you with their tasty delights. Best Market is less than two blocks away, and there is a 24 hour Rite Aid on the corner. Both Central Park and Morningside Park are just a short walk from the building, allowing for peaceful walks alongside the Harlem Meer or the Conservatory Gardens. Just one block from the B/C at 116th Street, and two blocks from the 2/3 express makes transit a breeze, as well as being situated near major bus lines to access the east side, west side, and downtown. Citibike is also located directly on the corner.

A true modern classic, apartment 2E boasts the spaciousness, comfort, and finishing touches that make this unique apartment a perfect home.

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
