Property Description for 170 Putnam Ave, B

*All showings by appointment only including open houses, and signed covid forms are required in advance* Airy triplex with custom kitchen cabinetry, built-ins, and Ipe and stone roof deck with fantastic views! This unusual design feels like living in a single family townhouse, but the split expenses help keep the common charges low. Enter on the second floor into a double-height space that longs to be adorned with art. Six windows with solar shades flood the room with daylight. The kitchen has been completely remodeled with custom cabinetry and high end appliances including a Subzero refrigerator, Wolf range, and Miele dishwasher with custom panels. Built-ins provide additional storage and seating. The next level up is a 200 sf (approx) mezzanine overlooking the living area which is ideal for a home office or lounge area. The third level consists of a suite with windowed en suite bathroom and walk-in closet, a second bedroom with doube height ceilings, another full bathroom, and a laundry closet with stacked washer and dryer. Up one more level and you can step out onto your own private roof deck with sweeping views of Brooklyn and the Manhattan skyline. The roof was custom designed with an Ipe wood deck, stone pavers, and a pergola to provide shelter from the sun. A locked, deeded storage space in the basement will be sold together. Hardwood floors throughout the unit. 170 Putnam Ave is a boutique condiminium in Bed Stuy less than two blocks from Clinton Hill. The area is rich in history and has an abundance of offerings. Too many eateries to name like Locanda Vini & Olii, Madame Poupon, The Finch, Peaches Hothouse, Mekelburg's, Chilo's, and Brooklyn Kolache. Grocery stores, antiques, a YMCA, a public library and a playground all within two blocks. Subway access: C train at Franklin (4 min), A express at Nostrand (9 min), G train at Nostrand (12 min) (source Google). There is also a shuttle train from Franklin that goes directly to Prospect Park! Also two Citibike stations within two blocks. NOTES: Square footage includes the mezzanine. Some photos are virtually staged.

Bedford Stuyvesant | Brooklyn

Quick Profile

Known for its historic brownstones and tight-knit enclave, Bed-Stuy has increasingly left behind its early reputation for being a “bedroom community” and transcended into a highly desirable neighborhood.

Distinct for its aesthetic, it is populated with ornate buildings characterized by cornices, friezes, finials, fluting and other marks of classic architecture. Built up during the period from 1870 to 1900, its historic district runs to the north of Jefferson Avenue, to the east of Malcolm X Boulevard and to the west of Tompkins Avenue.

At one point known as “Brooklyn’s Little Harlem,” the shape of the area has shifted toward attracting a wider demographic of people thanks to the influx of bars, restaurants, antique furniture stores and vintage boutiques. More police enforcement paired with the decline of the crack epidemic at the beginning of the 2000s also opened the door for increased development, as well as the occupation of formerly abandoned buildings and spaces.
