Property Description for 117 Beekman Street, 6-E

AVAILABLE FURNISHED ONLY. Don’t Bring Your Architect. There is simply no need: this triple-mint Seaport loft with three exposures was designed by a truly talented one, and you will see that it is totally turn-key. With soaring ceilings and breathtaking waterfront views, sun pours into this stunner through soundproof windows all day long, and the views over Brooklyn are breathtaking. No expense has been spared in the custom renovation of the space. The level of finish is exquisite. When it comes to climate control, the unit features a double Central Air and Heating system with two zones and ultraviolet antimicrobial treatment and electronic dust remover; an Eco fuel fireplace of silver travertine; and Boffi ceiling fans. The kitchen is a clean and welcoming work space for any chef, with cabinetry by Varenna, Caesarstone countertops, Blanco sink, Tara by Dombracht faucet, Subzero refrigerator, Miele dishwasher, and oven and cooktop by Smeg. The master bath features tubs, toilets, and sinks by Duravit by Philippe Starck, with faucets by Handgrohe Axor by Citterio, Bizazza and Glacier Glass tiles, marble vanity tops, and white Volakas marble walls. The guest bath features tiles by Country Floors, a sink by Antonio Lupi, and a low iron glass shower enclosure. The space is fully maximized. In addition to the enormous master and guest bedroom, the gorgeous library can be converted to a third. With seven California closets and two walk-ins, there is a place for everything, and everything has its place. 117 Beekman Street is an elegant boutique condo building which features one of the best roof decks in all of Lower Manhattan. It is beautifully landscaped with an outdoor shower, grill, and picturesque views of the river and Brooklyn. The building is pet friendly, and the doormen are friendly too. The building is located in the heart of the South Street Seaport, which has recently been called “NYC’s neighborhood to watch.” Known for its cobblestone streets and early 19th Century architecture, the neighborhood is undergoing a total renaissance with the recent reopening of Pier 17, a center for high-end retail, restaurants, and even a rooftop performance venue. Seaport District | Manhattan

Quick Profile

The Seaport District sits between the Financial District to the south and the Brooklyn Bridge to the north. The original Seaport designation was limited to the streets east of Water Street from Fletcher Street to Dover Street and incorporated the actual Seaport and the piers. But no more. Today, the neighborhood boundaries have expanded westward toward Park Row and include a surge of new developments in the area around Pace University and City Hall Park.

This is not your father’s Seaport. It is no longer a commercial hub and the seafood industry, which operated out of the port for nearly two hundred years, has been displaced. The older low-rise buildings that line these cobblestoned streets have been repositioned, the SouthBridge towers complex to the east of Water Street has gone free market, multiple commercial buildings have been converted to residential usage and new gleaming residential towers are rising on the site of the iconic J&R Music World which once lined the east side of Park Row.

Still, the Seaport is a small neighborhood, particularly quaint just north of Beekman Street. The streets are dominated by century-old warehouses and maritime buildings which gives the neighborhood its overt character. The Brooklyn Bridge, on its northern edge, looms in the backdrop.
